The Associate Project Manager for The Ohio State University Facilities Design and Construction (FDC) oversees campus design, construction, and renovation projects; technical support services; and design-build standards.

FDC staff includes four project delivery teams: Wexner Medical Center, Academic and Regionals, Auxiliaries, and Infrastructure. These teams provide support services to the campus, medical center, academic and regional campuses, and auxiliary buildings as well as site work and support. They play a critical role in leading projects in (FDC) for the larger organization Facilities Operations and Development (FOD).

Key Responsibilities:

  • The Associate Project Manager typically manages projects that are smaller in size, and less complex with budgets of approximately $250,000.

  • Manage Project Services for the delivery of, but not limited to, infrastructure, deferred maintenance renewal, renovations, mechanical/electrical, etc. type projects in the Medical Center, Research, Veterinary Medicine Health Sciences, Athletics, Student Life, and Affiliate spaces.

  • Coordinate projects with other construction projects, special events, etc.

  • Facilitate and guides project development.

  • Manage, supervise, direct, and coordinate new construction and renovation projects through the entire project life cycle, including but not limited to budget/estimating, scheduling, planning/design, bidding, construction, and closeout phases. Project delivery methods utilized include but are not limited to Design/Bid/Build, Design-Build, and Construction Manager at Risk.

  • Ensure projects run according to schedule, and meet financial objectives and university core goals while exercising independent judgment.

  • Navigate the wide array of tasks and responsibilities required to successfully deliver projects while providing the highest level of customer service; coordinate pricing and proposals with contractors on projects.

  • Monitor construction timeline and ensures that contractors are maintaining schedule and budgets.

  • Review and approve monthly contractor billing to ensure requests align with work completed to date.

  • Coordinate necessary interruption of services with FOD Operations, hospital utilities, energy partners, etc.

  • Review and/or approve shop drawings, change directives (field work orders), request for information, and change orders.

  • Transition projects to university operations and departments at occupancy.

  • Close out projects at completion and ensure all final invoices and contractual commitments have been processed.

  • Verify record drawings and operating manuals are received and delivered to the appropriate university departments.

  • Deliver projects following rules set forth in the Ohio Revised Code 153, Ohio Administrative Code 153, Building Design Standards, and university policies.

  • Acts as University representative including, but not limited to, architects, engineers, construction managers, and contractors to accomplish the project within the established schedule and budget and within the customer expectations.

  • Prepare and develop cost estimates, schedules, and scopes of work for new construction and renovation projects as assigned for customer/stakeholder approval.

  • Review and negotiate fee proposals of consultants and coordinates activities of architects, consultants, and contractors.

  • Review design documents and project manuals for compliance with building codes, university building design standards, and project objectives.

  • Review/approve monthly professional service billings to ensure requests align with work performed.

  • Provide communications to the Director of Projects, Senior Leadership, customers, and stakeholders during all project phases.

  • Prepare and provide project status reports and project schedules for the Director of Projects, Administrators, and Senior Leadership.

  • Provide recommendations on project costs analysis and alternatives to deliver projects on time and on budget.

  • Partner and coordinate work with FOD Operations, OTDI, and departments.

  • Work actively with other areas of the university to ensure university-wide collaboration, collegiality, civility, and teamwork.

  • Maintain documentation of all assigned projects in the electronic project file and project management system.

  • Participate and may lead departmental staff, design, and construction coordination meetings.

  • Participate in continuing education, internal workshops, and training sessions.

Minimum Education Required:

  • A Bachelor's degree

Minimum Qualifications Required:

  • Knowledge of building systems, design, and construction techniques.

  • Excellent interpersonal, written, and verbal communication skills including demonstrated ability to effectively communicate with a broad range of customers and management levels.

  • Proven organizational and problem-solving skills.

  • Working knowledge and practical application and experience in word processing, spreadsheet, planning, and database software use.

  • Valid driver's license
