Associate Or Vice President Of Strategy & Insights

Realty Income is looking to hire an Associate Vice President (or Vice President based upon experience) of Strategy and Insights to play a key role in the future success of the Company by providing proactive comprehensive research to support investment decisions. The AVP or VP of Strategy & Insights will present recommendations and insights to senior executive leadership by gathering information and formulating recommendations on company's financial credit and long-term strategy for a variety of industry and asset classes in support of acquisitions and portfolio management decisions.

The responsibilities include, but are not limited to:

Analytics and Presentations:

• Monitor and review tenants' credit to minimize adverse credit events/portfolio losses.

• Create comprehensive analysis of selected industry verticals' companies' financial, store-level P&Ls, and industry dynamics using a combination of reported financial, third-party news and research, tenant meetings, calls with industry experts, and industry conference/events.

• Provide in-depth industry reports, insights and recommendations to Investment Committee which outline the financial health of existing and prospective tenants.

• Present and defend thesis through verbal and written communication to support recommendations to maintain the fiduciary responsibility for the portfolio.

• Utilize internal and external data to perform in-depth analysis of the existing portfolio as well as prospective acquisitions.

• Proactively monitor news flows to keep executives appraised of all material events or potential risks to the portfolio.

• Establishes the tenant and industry outlooks and spearhead formulation of changing viewpoints and necessary changes to investment criteria.

• Deepen industry knowledge by further developing contacts, aligning departments by targeted industry verticals, and attending conferences.

Strategic Research

• Support Chief Strategy Offer and Head of Credit in vetting non-traditional assets and growth avenues.

• Proactively manage the portfolio by collaborating with Asset Management, Predictive Analytics and Development departments.

Leadership

• Lead due diligence underwriting meetings to access tenant's financial health and long-term strategies, and strength of management team.

• Proactively bringing new tenants to discuss with the Head of Credit for future acquisition or redevelopment opportunities, which would play a key part in fueling future company growth.

• Assist in developing newer associates on credit analysis (e.g. corporate-level financial modeling and store-level analysis).

What we need from you:

• Eagerness for learning new concepts.

• Must thrive in fast-paced environment with the ability to manage multiple demands efficiently.

• Extensive knowledge of corporate finance, accounting, and financial statement analysis.

• Experience writing detailed reports conveying one's opinion on various companies and industries.

• Exceptionally detail-oriented with an aptitude to synthesize large amounts of information and execute in ambiguous situations without explicit instruction.

• Excellent communication and presentation skills with the ability to communicate complex idea to large groups, executive leadership, and Board of Directors.

• Strong experience with Excel and financial analysis. Skilled in MS Office programs.

• For the Associate Vice President a bachelor's degree plus a minimum of 6 years of experience in analyzing company financials is required.

• For the Vice President a bachelor's degree & MBA preferred plus a minimum of 10 years of experience in analyzing company financials is required.

• Master's degree and/or CFA designation a plus.

The base salary for the AVP, Strategy & Insights is in the range of ($131,430 - $196,015). The base salary for the VP, Strategy & Insights is in the range of ($149,535 - $235,879). You may be eligible for an annual discretionary bonus and an annual discretionary stock award, (dependent on date of hire) to be discussed during the initial phone interview. Base salary and total compensation package determined by the candidate's experience, knowledge, education, skills, performance, and abilities, as well as internal equity, company performance, and alignment with market data.
