ROLE SUMMARY/ PURPOSE

The primary purpose of the Associate Leasing Director II is to support the Leasing Director in all phases of marketing and leasing of a select group of properties. This position interacts directly with prospective and current tenants to achieve maximum occupancy. The Associate Leasing Director II is responsible for all aspects of leasing which includes new leases, expansions, and renewals.

ESSENTIAL FUNCTIONS/TASKS

  • Screen incoming leasing inquiries and broker calls. Supply property information, transmit message and assist callers

  • Qualify prospects to find the best fit for them within the portfolio by completing the prospect sheet. This may include but not limited to collecting credit reports obtaining Articles of Incorporation Financial Statements, etc.

  • Show available space to Brokers and prospects, when necessary

  • Responsible for new leasing business and renewals for assigned properties

  • Accurately and efficiently prepare all leasing paperwork, as outlined by the Leasing Director, using the Lease Input Sheet, and gather any supporting documentation as needed. Forward to Lease Input and ensure lease is input into system

  • Support the overall marketing efforts and offer input and suggestions in regards to promotions, advertisements, etc.

  • Assist in the preparation and presentation of broker events

  • Produce, distribute and maintain Broker mailers and maintain current Broker information

  • Update and maintain Weekly Leasing Activity Reports

  • Update and maintain Tenant Improvement Reports

  • Update and distribute Availability reports and produce property fliers and marketing materials to be distributed monthly, via various methods, monitor for effectiveness of responses

  • Build relationships with the Brokerage community

  • Maintain an accurate and in-depth knowledge of all aspects of the properties; and

  • Other duties as assigned

Qualifications:

  • BA/BS degree is required

  • Minimum of 1 to 3 years of related leasing/sales experience in a commercial real estate, residential, multi-family, retail or hospitality environment

  • Proficiency in Word, Excel and Outlook required Intermediate to advanced skills in Excel is preferred

  • Ability to learn new computer software is required Experience with Yardi is a plus;

  • Strong analytical, verbal and written communication skills

  • Detail orientated with strong organizational skills

  • Ability to prioritize and work independently with an enthusiastic and positive attitude

  • Ability to exercise discretion when dealing with confidential information

  • Ability to interact with co-workers in a professional manner

  • Must have good driving record

Working Conditions

Must be willing to occasionally work late and on weekends on an as-needed basis, and with short notice

Physical Requirements

There are specific physical requirements and/or environmental exposures which are an essential part of the job including twisting, turning, pushing/pulling, lifting under 10 lbs., climbing stairs/ladders, walking on normal or slippery surfaces, keyboarding (repetitive), and driving (automatic transmission)
