Position Overview

Oxford Properties Group is seeking a Full-Time Associate to join its Credit Investments team in the New York office starting immediately. The Associate will primarily assist senior team members with portfolio and asset management of commercial real estate debt investments with exposure to workouts, underwriting, and closing new debt transactions. The Associate will receive broad exposure across asset classes in major U.S. markets, and work closely with internal teams including equity investments, leasing, development, construction and asset management.

Responsibilities

As a member of the Credit Investments Team, your responsibilities will include but are not limited to:

  • Underwriting existing debt investment as well as new opportunities across asset classes and capital structures

  • Preparing various financial analyses, including cash flow projections, valuation and development models, sensitivity analyses, lease calculations, and budget analyses

  • Conducting market and property-level due diligence including the coordination of site tours, review of property level financials, rent rolls, third-party reports and preparation of sales/leasing comps

  • Participating in the pricing and rating of Oxford's existing debt investments and other ad-hoc asset management projects such as analyzing new lease proposals, monitoring asset performance / loan activities and assisting in potential disposition decision making

  • Preparing presentations for Oxford's investment committee and investment partners for the review/approval of workouts, new transaction opportunities and strategic initiatives.

  • Assisting in strategic planning processes, including researching into new asset class / market expansions

Qualifications

  • 3+ years of experience in Real Estate, Finance or related fields

  • An undergraduate or post-graduate degree in Real Estate, Finance or relevant fields

  • Proficient in Microsoft products (Excel, PowerPoint, Word, etc.); experience in ARGUS Enterprise software a plus

  • Prior experience in commercial real estate preferred

  • Strong analytical skills; high level of attention to details

  • Strong interpersonal and communication skills with a focus on writing / presentation skills

  • Ability to multi-task in a fast-paced work environment

  • Team player and embraces a collaborative work environment

As required by New York City law, OMERS & Oxford provides a reasonable range of base salary for each role that is advertised in New York City. The salary offered to the successful candidate will consider a wide array of factors including but not limited to the individual's skill set and level of experience applicable to the role they are being offered. For New York City only, the annualized base salary range for this role is $130,000 - 145,000. You may also be eligible to receive an annual Incentive Award which may include Short-term Incentive and Long-Term Incentive payments, benefits, and/or retirement savings plan - details on these elements of compensation are included within OMERS & Oxford offer letters.

The annualized base salary ranges for the primary location and any additional locations are listed below. The base salary that is ultimately offered to the successful candidate will consider a wide array of factors including but not limited to the individual's skill set.

You may also be eligible to receive an annual Incentive Award pursuant to our Short-term Incentive plan and our Long-Term Incentive plan (if applicable), and to participate in our group benefits and retirement plans - details on these elements of compensation are included within OMERS & Oxford offer letters.
