Responsibilities

The Asset Management Associate is an integral member of the Asset Management team and will report directly to the VP of Asset Management. The Associate is responsible for underwriting, budgeting, performing market research, financial analysis, and other department duties. The Associate will be exposed to all facets of Asset Management.

  • Underwrite revenue generating projects by performing due diligence, obtaining costs from team members, reviewing market opportunities, and calculating ROI, NPV, and IRR.

  • Provide analytical support including cash flow analysis and forecasting, review of property operating statements.

  • Prepare market analysis and market data to assess asset performance and opportunities.

  • Track and generate projects that are revenue generating by working closely with Operations and Asset Management team members to evaluate the feasibility of these projects.

  • Analyze operating statements and historic capital spend to develop appropriate asset strategies.

  • Assist the VP of AMG in developing asset plans for the entire portfolio and preparing asset management reports.

Qualifications

  • Minimum 3 years of experience in financial analysis preferably in multifamily with understanding of financial returns and industry.

  • Advance Excel modeling/proficiency required.

  • Possesses thorough understanding of property management software systems (preferably Yardi) and ability to read operating statements.

  • Strong analytical, organizational, time-management, attention to detail and accuracy, written and verbal communication skills.

  • Self-motivated with strong interpersonal skills and effective collaborative working style.

  • Bachelor's degree or Master's degree in Business, Finance or Real Estate.

  • Able to travel.

Director, Physical Security Threat Management will serve as the principal physical security advisor and will develop, plan, and direct policies and physical security programs to help control risk, prevent losses and protect the personnel and assets of Universal Music group and its subsidiaries worldwide. Directs all physical security activities plus develops, implements and maintains physical security processes, communication and tools based on industry standard best practice. Key focus areas will include but not limited to regional personnel security, global investigations and employee travel protection This experienced physical security professional will be reporting to the VP, Information and Physical Security and will be part of the Global Security Office (GSO). Job Functions: * Leads and develops overall Physical Security Strategy and Planning practice. * Collaborates with Facility Mangers to develop and implement facility security best practices. * Pro-actively engages with business, CSO, Risk & Compliance and delivery stakeholders to identify key business/compliance drivers, requirements and capabilities gaps. * Leads and develops all investigations related to cybercrime working with local and federal law enforcement and assists in investigations related to internal cases. * Leads and develops all Physical Security Threat Management activities included corporate employee protection and protection of traveling employees and associates worldwide. * Ability to lead and respond to extreme physical security threats such as kidnap and active shooter scenarios * Identifies corresponding tactics and long-term road maps * Articulate and leads annual planning cycle for Physical Security domain. * Drive realization of road maps with key stakeholders and corresponding investment decisions * Pro-actively evolve existing technology standards and architectures to meet evolving business needs and changing external industry landscape * Research industry trends, introduce and transition new technology into the organization including emergency response systems, access control systems and international travel safety awareness and alerting systems. * Partner with UMG Facilities to ensure end-to-end integrity of physical security solutions and implications are well understood and risks mitigated. Provide corresponding physical security reviews. * Leads end-to-end Program/Project delivery as directed and provides oversight to all global Physical Security initiatives. * Assist in creating and implementing physical security procedures in accordance with corporate policies, regulations, directives and operating procedures. * Maintain an incident/crisis management plan that provides for the appropriate response to incidents that threaten or may threaten corporate operations, assets, or personnel; the plan will include the procedures for incident reporting, incident handling and investigation. * Continually monitor and assess global conditions that relate to potential physical threats, vulnerabilities, and risks to the enterprise, keeping the GSO continually aware of current state and/or issues. * Share intelligence information with senior staff regarding physical security matters and maintain situational awareness regarding current operations. * Maintain strong working relationships with regional UMG facilities managers, travel department, Human Resources, asset protection, emergency action plan, and other corporate specific security issues as required. * Oversee and perform physical audits of sites based on developed standards; make recommendations based on findings. * Focus on long-term planning, design, and strategy for the safety and security of all personnel. * Provide advisory support to Facility Operators and makes recommendations to site management regarding appropriate timely and necessary improvements or in implementing contractual requirements. Job Requirements: Skills/Abilities: * Advanced knowledge of best practices in security management principles. * Proven ability to lead and assist in investigations regarding cyber crime and internal cases * Advanced knowledge of security electronic systems, including access control and intrusion detection systems. * Understanding of business strategies, direction and goals of the corporation or its individual programs, and how to develop and integrate supporting physical security strategies. * Ability to identify, analyze and explain the present or future needs for proposed physical security initiatives to senior management. * Experience in conducting risk and vulnerability assessments and other force protection planning. * Strong leadership and administrative skills. * Confidential investigative skills.
