Manage capital expenditures for multiple store construction projects under the guidance of others. Oversee/direct construction activities (sitefeasibility, mechanical/electrical and plumbing (MEP) design/structural design/analysis/contractors) independently or in conjunction with seniorconstruction manager. Serve as a contact for the local division Real Estate Manager, Vice Presidents and President. Essential Job Functions:

  • Oversee/direct the administration of multiple store construction projects with guidance (new/expansion remodels/within-the-walls remodels/ fuel centersincluding site investigation) for feasibility within a division or region.

  • Complete projects at or under budget and time consistent with merchandising and store operations needs and contract specifications.

  • Develop site plans, architectural, structural, MEP design analysis and estimated costs.

  • Bid/award construction contracts, negotiate changes and supervise construction by contractors.

  • Allocate/manage capital and capital projects using company's established processes/procedures.

  • Responsible for proper documentation/compliance of SWPPP, OSHA regulations, construction contracts and capital management practices.

  • Partner with senior leadership and the Legal Department to represent the company regarding legal issues.

  • Manage/provide guidance to the regional managers regarding non-union/union labor issues and/or disputes.

  • Anticipate opportunities/events that could impact the construction schedule.

  • Assist with staffing management including representing the company at hiring conferences, college fairs, and interviewing.

  • Train/lead/direct the work of internal/external resources (i.e. project managers, contractors and consultants, etc.) in their functional area.

  • Supervise and coach direct reports in the performance of their duties; complete performance reviews and provide feedback to direct reports.

Minimum Position Qualifications:

  • 5 years' field construction project management experience

  • Bachelor's Degree in Civil, Mechanical, Electrical, Construction Management or Architecture or related field

  • Strong understanding the company's processes/procedures regarding allocation/management of capital/capital projects

  • Adept with interpreting construction documents and financial information

  • Demonstrated ability/sound judgment to accomplish goals, make major decisions with limited supervision

  • Knowledge of equipment purchasing software and construction project management tools

  • Success leading contractors and retail management through a project

  • Extensive knowledge of equipment purchasing software (e-Pro), construction project management tool (sitefolio)-Internal candidates

  • Proficient with Microsoft Office software

  • Excellent organization and time management skills

  • Excellent supervisory/leadership, conflict management and negotiation skills

  • Ability to communicate effectively with all levels within the organization and external vendors

  • Ability to travel independently (=< 75%)

The projects this position manages will not only improve the current asset building life but will also improve the overall building functionality for the department's and staff that work in the building. This will be accomplished by completing projects related to upgrading/renovating roof, exterior, HVAC, plumbing, elevators, electrical, lighting, space reconfigurations, security and accessibility. This Construction Project Manager is responsible for design and construction project management of capital improvement, repair and replacement projects and various tenant improvements for the Metro Regional Center. The Construction Project Manager is responsible for planning, execution and the successful completion of the design and construction of moderately complex projects in occupied spaces such as mechanical/electrical/plumbing improvements, roof replacements, lighting upgrades, food service upgrades, major maintenance projects and other building renovations and tenant improvements. Occasionally, this position may manage or be asked to consult on other design and construction projects across Metro. This position oversees design consultants and construction contractors, and is responsible for delivering projects within the Sponsor's approved scope, schedule and budget. This person must have a solid understanding of all phases of design and construction project development, as well as project management principals, tools and techniques. This position is part of the Construction Project Management Office (cPMO) within Metro's Property and Environmental Services (PES) and reports directly to the cPMO Manager. cPMO has eight full time professional project managers. They all work independently, but work in a collaborative and supportive environment delivering projects throughout Metro. The ideal candidate has strong self-motivation, works collaboratively with the project team and internal/external stakeholders, communicates' effectively and is forward thinking. This limited duration position assignment is expected to end December 2022. Minimum Requirements: * Two years of experience in construction management; and * Bachelor's degree in architecture, construction management or civil engineering; or * Any combination of education and experience which provide the candidate with the skills, knowledge and ability required to perform the job.
