What You Will Be Doing:
We are seeking a reliable Assistant Property Manager with an ambitious spirit to join our team! This role involves ensuring the efficient operation of the assigned property under the guidance of the Property Manager. You will handle leasing, collections, resident services, and maintenance task oversight.
Essential Job Duties:
Addressing Delinquencies and Evictions
Initiate the eviction process, file necessary documents, and attend court hearings if required.
Assist in the follow up of delinquencies.
Assisting with Managerial Duties
Provide support for property operations in the Property Manager's absence, as directed by the Property Manager and/or Regional Manager. All actions requiring manager approval must be obtained from the Property Manager or the Regional Manager.
Assist with creating monthly reports including but not limited to renewals, rents, leasing, resident retention programs and maintenance.
Assist with providing training and coaching support to office staff, as directed by the Property Manager.
Responsible for attending staff meetings and taking minutes of the meeting if necessary.
Assist the Manager with collection and processing of all payments and purchase orders.
Assist Manager with any requested work to be done on the property.
Building Vendor Relations
Overseeing Leases and Renewals
Perform all activities related to apartment rentals, move-ins, resident insurance and lease renewals as needed.
Assist in scheduling appointments for potential prospects and residents.
Review and check accuracy of resident information, including resident account setup (Examples include names, lease dates, charges and credits).
Process security deposit refunds
Properly address resident concerns and promote positive resident relations.
Assist with marketing and follow up of the leasing team unit inspections, thank you notes, approval letters, phone calls and lease signing schedules.
Record all resident correspondence.
Assist in validating prospect/resident rental eligibility using designated background verification process.
Maintain renewal records in computer.

What We'll Expect from You:
Associates degree (A.S, A.A.) from two-year college or university; or two to three years related experience and/or training; or equivalent combination of education and experience. Sales and/or Customer Service training required.
Prior experience in property management or managerial experience in a sales or customer service role
May require valid drivers' license, along with good driving record and auto insurance, if traveling to multiple properties
Outstanding interpersonal and communication skills required to interact with both residents and office staff
Strong analytical and problem-solving skills required to effectively address and resolve issues that arise at the property

What You Will Be Doing:
We are seeking a dedicated Property Manager with a dynamic and proactive attitude to join our team! The role involves overseeing all operational and financial aspects of an apartment community and ensuring company goals are met. Success in this position is achieved through effective personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, asset management, information reporting, and adherence to all applicable laws and company policies.
Essential Job Duties:
Managing the Property Team:
Hire and terminate employees under the direction of the Regional Manager and Human Resource Department in accordance with Morgan Properties policies.
Manage employee issues and discipline, where necessary, with the guidance of Human Resources.
Conduct written evaluations of employees and make recommendations for salary increases. Provide written Action Plans when warranted.
Coach, supervise, mentor, develop and be responsible for work performed by all on-site personnel.
Establish schedules and assign personnel for routine maintenance and emergency coverage.
Hold daily staff meetings to address ideas and suggestions and to implement new strategies.
Ensure the leasing office is open and staffed in accordance with scheduled office hours.
Budgeting, Financials and Collections:
Meet the financial results set forth in NRI and NOI for the property by increasing revenue and reducing expenses. Complete a monthly variance report to explain areas not being met as budgeted.
Maintain accurate records of all transactions on property.
Prepare accurate Budgeting and Capital budgeting -weekly and monthly reports and submit on a timely basis.
Ensure proper purchasing procedures are adhered to and all expenses are accounted for in Yardi prior to the purchase.

Responsible for on-site petty cash management including disbursement and monthly reconciliation.
Document budget expenditure and stay within budget figures on a monthly basis.
Responsible for collection of all monies on the property. Collect rent and ensure payments are processed on a daily basis.
Oversee Leasing and Renewals:
Strive to maintain an average occupancy of 95% each month.
Must be available on-call 24 hours a day in case of emergency.
Assist in the marketing, showing and leasing of apartments.
Actively recruits prospects and promote resident retention on a daily basis.
Review and supervise make-ready of leases and approve all rental applications within 72 hours of application
Handle all details of move-ins and move-outs, giving particular attention to the apartment conditions and that all lease charges are accurate
Ensure all move-ins provide proof of insurance and that all residents maintain current insurance during their lease term in accordance with Morgan requirements.
Ensure all vacant units are walked and in compliance with make ready standards and utility control a minimum of twice per month.
Responsible for the lease renewal process regarding rent increases, lease changes and encouraging residents to renew.
Resident Satisfaction:
Ensure that residents are provided with clean, safe and well-maintained properties.
Ensure that resident requests are handled within 24 hours and that the residents are informed of any delays.
Oversee Delinquencies and Evictions:
Handle delinquent accounts and initiate legal proceedings according to local and state laws.
Update Resident Delinquency Memos on all past due accounts and charge late charges and court fees as applicable
Marketing Strategy:
Develop and implement marketing strategies (running advertisements, training staff, increasing traffic, etc.)
Be familiar with competitive apartments in the area and perform comparable market surveys and Competitive Intelligence once a month.
Maintenance and Facilities Oversight:
Continually analyze maintenance operations with attention to cost reduction. Keep accurate records regarding preventative maintenance, work orders, apartment refurbishment, annual inspection, inventories and purchase orders.
Purchases supplies and obtains necessary bids on contract work for review by Regional Manager. In conjunction with Maintenance Supervisor, supervise outside contractors working on property.
Ensure vacant units are made ready and rented in accordance with Morgan requirements and deadlines. An acceptable number of each unit type must be in market-ready condition at all times.
Continually inspect the property and delegate any work to be done to staff members or vendors.
Constantly upgrade and maintain the properties curb appeal.
Prepare periodic inventory of building contents and property condition.
Study and evaluate ways to improve quality, efficiency and economy of services and facilities.
Compliance:
Adheres to federal and state Fair Housing Laws as well as all company policies.
Ensure that all safety initiatives are adhered to and that safety guidelines are followed.
