The Elms at Kendall Ridge is looking for an Assistant Property Manager to help manage this beautiful 184-apartments community in the area! The ideal candidate:

  • has flexibility work weekdays (Mon-Fri 7:30am-6pm) and Saturdays (9:30am-5pm)
  • has excellent customer service and resident relations experience
  • has at least 1 year of property management supervisory experience
  • has strong sales and closing skills

Duties and Responsibilities

  • Provide customer service and ensure customer satisfaction

  • Promote, encourage, and assists with on-going training and development of team

  • Marketing and selling of the community

  • Participate in community events; both internal and external

  • Compliance with all local, state, and federal laws and regulations

  • Support preventive and on-going maintenance and contract management plans

  • Effective relationship with corporation

  • Assist in budget preparation

  • Positive role model

  • Support corporations business decisions and events

  • Seek and participates in on-going training/education

  • Support Property Managers decisions, goals and initiatives

  • Assist, or in Property Managers absence, respond and act in emergency situations, as needed

  • Assist or as assigned, schedules, conducts, and document regular team meetings

  • Contribute to the teams effort by accomplishing tasks and assisting with projects as needed

  • Comply with all Legend Managements policies and procedures

  • Perform various other duties as assigned by Property Manager

PURPOSE OF THE POSITION: This position is responsible for providing administrative and property management support to the Property Management Team in HTA's Maryland Management Office. This position will work with Tenants, Building Engineers, Property Managers, Vendors and the Vice President of Operations – East to ensure that customer service standards are exceptional. This position will be responsible for A/R and A/P functions, various levels of tenant/vendor correspondence and troubleshooting, contract administration, budgeting, and property inspections. This position requires an individual who is comfortable working within a variety of systems, delegation of tasks, and prioritizing a diverse work load. ESSENTIAL FUNCTIONS: * Assist with correspondence/communications with tenants and vendors * Assist with preparation and distribution of monthly financial reports * Assist with budget preparation * Assist with annual reconciliations * Assist with monthly variance reports * Assist with Aged Delinquency reports, tenant collections, send out delinquency and reminder letters * Work with accounting department to ensure receivables collected are coded and posted correctly. * Prepare tenant correspondence, primarily for rent changes * Assist with tenant issues, primarily accounting related, effectively and with proper follow-through * Prepare tenant move-out packages * Assist with contract administration including document preparation; assist with bid process of contract services and construction work * Review and code property invoices for payment and approval. * Direct tenant charges * Assist in tracking capital improvement work * Work on special projects under supervision of Senior Property Manager * Travel may be required * Active Real Estate License a plus REQUIREMENTS: * Bachelor's Degree in business related field * 3+ years of prior Commercial Real Estate experience preferred, medical a plus * Basic understanding of lease terms * Extensive experience with Microsoft Word and Excel * Knowledge of Avid and MRI preferred * Excellent oral and written communication skills * Work well under deadlines and high volume of work prioritizing workflow as needed with little direction * Be very detail-oriented, able to handle multiple projects at any given time, extremely professional, and customer service oriented Experience in the following software is a plus: * MRI * Avid Xchange A/P * Angus Work Order * Chrome River Expense Reporting * SharePoint * Adobe * CoStar / LoopNet Healthcare Trust Of America, Inc.
