Job Description Job Description To assist the manager in the operating of the property through personnel and the maintenance of the physical property, realize the maximum rental income at minimum operating cost in accordance with established company policies and procedures. Reports to and is accountable to the manger. 1.
Always project a neat and professional appearance. (daily) 2. Always be courteous, helpful and sincere to maintain a desirable image for the property. (daily) 3. Handle all receivables according to company procedures. (daily) 4.
Receive, record and take appropriate action to handle resident complaints. (as needed) 5. Review show apartments each morning for cleanliness. (daily) 6. Lease apartments, qualify applicants, and complete move-in packets. (daily) 7.
Review lease with new move-ins 8. Obtain manager's approval before filing all documents and work orders. 9. Assist manager in preparing and submitting all Required reports in a timely manner.
Insure that reports are rendered both correct and complete. 10. Responsible for notifying residents of rental increases and the preparation of lease renewals. 11. Print accounting reports/daily activity reports, etc.
Put all traffic into Yardi. 12. Assist manager in surveying property. Advise the manager of any discrepancies, such as necessary repairs, maintenance staff problems, and the contractors' performance on property. 13.
Assist manager in surveying all units after complete make-ready has been performed prior to move-in date. 14. Assist manager in the collection of rent and other monies due. 15. Prepare delinquent rent notices or rules and regulation violation notices. 16.
Responsible for keeping the office in a near and orderly manner. 17. Assist manager in scheduling of the maintenance staff for work orders and make-ready units. 18. Assist manager to ensure that she or the manager is on call 24 hours, 7 days per week.
It will be grounds for termination if the person scheduled to be on call cannot be reached within a reasonable time. 19. Responsible for turning in completed time sheets weekly to manager. 20. Assume duties of manager when manager is off the property. 21.
Perform other duties which may be requested by the Property Manager or Supervisor. 22. Comply with all published policies and procedures established for the property. 23. Deposit monies daily. 24.
Walk move-outs, take pictures and process move-out paperwork. 25. Perform these duties at other properties as needed.
