Thomas Grace Construction is a nationwide General Contractor with a specialization in retail remodels, tenant buildouts and store fixturing installations. Due to continued and expected future growth, we are actively seeking to add Assistant Project Managers to our project team. Located in Stillwater, Minnesota, we partner with large, nationwide retailers and strive to develop long-term relationships.



Responsibilities:

  • Assist in preparation of project estimates in response to requests for proposals from potential customers.
  • Assists Project Mangers with project cost qualifications and buy out.
  • Assist Project Managers with maintaining job information.
  • Assist Project Management team with customer requests for bids.
  • Assist Project Management team with maintaining critical and current job information.
  • Assist Project Managers with various project administration responsibilities.
  • Manage projects from inception to completion as assigned by Senior Project Management.
  • Actively seek new customers and opportunities with existing customers to meet corporate revenue goals.
  • Assist with maintaining an efficient and effective office environment.

Requirements

  • Minimum of Associates Degree in Construction Management is highly desirable.
  • Knowledge of basic accounting principles, procedures, and practices.
  • Knowledge of Windows based construction accounting systems.
  • Knowledge of construction industry accounting practices.
  • Personal computer skills word processing, spreadsheet, and data entry skills.
  • Able to coordinate and prioritize multiple projects simultaneously.
  • Able to work under pressure to meet deadlines.

Located in Stillwater, Minnesota, we partner with large, nationwide retailers and strive to develop long-term relationships.</strong></p><p></p><p><strong>Responsibilities:</strong></p><p>Initiate business development:</p><ul> <li>Generate project leads through ongoing professional relationships with existing owners, trade partners and potential customers</li> <li>Work with team on proposals and presentations, identifying special requirements and providing reviews</li> <li>Lead the bidding process and creating pre-construction schedule for design, permit, and budgeting</li> <li>Develop trade-bid list and overseeing project admin through the entirety of the estimating phase</li> <li>Create and participate in proposal presentations, representing TGC's vision, mission, and experience</li> </ul><p>Lead the project team through construction:</p><ul> <li>Generate project timeline and identifying deliverables and task owners, mobilizing others when necessary</li> <li>Execute owner contract and subcontracts according to project scope</li> <li>Create estimates for jobs upon being awarded</li> <li>Direct the work of each trade according to owner and architect requirements</li> <li>Develope submittal and RFI requirements and releasing as needed</li> <li>Mentor and manage team members through the life of a project</li> <li>Maintain consistent and effective communication with all team members including leadership of weekly project meetings</li> <li>Price owner and subcontractor change orders and submitting to project team</li> <li>Oversee owner pay applications, capturing potentially fluctuating project costs</li> <li>Approve subcontractor and materials invoices to ensure timely payment of all parties</li> <li>Update project schedule and notifying subcontractors of expectations regularly</li> <li>Quickly and professionally resolving all issues that may arise with the project on the jobsite or in the office, assuming responsibility and mobilizing appropriate parties</li> <li>Communicate effectively with accounting to monitor owner payments, timely compensation of subcontractors, and receipt of lien waivers</li> <li>Act as a hospitable point of contact between vendors and owners throughout job scope, communicating effectively on a day-to-day basis to ensure the delivery of excellent projects</li> <li>Ensure minimal impact on the jobsite and a zero-punchlist through continual communication with field employees and site visits</li> <li>Own the job in all aspects, consistently reviewing drawings and communicating with all team members</li> </ul><p>Successfully close out projects:</p><ul> <li>Oversee punch list process alongside Superintendent or Project Lead, acting as a point of contact for subcontractors and owner</li> <li>Implement project closeout checklist and manage development of close out manuals for all jobs</li> <li>Issue punch list items to subcontractors and ensure completion of all trades according to owner deadlines</li> <li>Complete all required TGC documentation including field team project scorecards</li> <li>Run post-project review with all team members</li> </ul><p><strong>Requirements</strong></p><p>Knowledge, Skills, and Abilities</p><ul><li>Thorough understanding of general contracting and the life cycle of a commercial construction project.</li></ul><ul><li>Appreciation and understanding of a fast paced work environment.</li></ul><ul><li>Ability to manage several tasks at once and exercise independent judgment related to daily administration of projects.</li></ul><ul><li>Solid written and verbal communication skills, with the ability to relay highly detailed information between project managers, subcontractors, and architects/engineers.</li></ul><ul><li>Skill in the use of computer software including word processing, spreadsheets, and project scheduling applications.</li></ul><ul><li>Ability to effectively present information in oral, written, and graphic form.</li></ul><ul><li>Demonstrated skills in organizing and evaluating information and proactively finding solutions for construction projects.</li></ul><ul><li>Ability to read architectural plans and specifications.</li></ul><ul><li>Proficient with estimating software, Project Management systems, MS Project and other MS Office applications.</li></ul><ul><li>Strong estimating, technical writing, and interpersonal skills.</li></ul><ul><li>Able to work in a team environment.</li></ul><ul><li>Dynamic, entrepreneurial, disciplined and organized personality.</li></ul><p>Experience and Education</p><p>Minimum 5-7 years of working experience as a project manager or in a similar position, preferably in commercial general contracting. Degree from an accredited four-year college or university with major coursework in construction management, engineering, or a related field. </p><p>Physical Demands</p><p>The employee must be able to utilize a computer to perform data entry, word processing, and spreadsheet operations. Employee must be able to communicate effectively with management, staff, and outside entities. The employee will be required to safely walk, stand, reach with hands and arms, climb, balance, stoop, kneel, crouch, crawl, see and hear.
