We are seeking an experienced Assistant Project Manager for our Special Projects Division in our Seattle District office located in Bellevue, Washington.
This position provides overall administrative direction for one medium or several smaller projects and assumes responsibility for the overall project performance including costs, schedule, quality and project status. This position involves subcontract negotiations, liaison with owners, engineers and subtrades and management of the technical and financial aspects of the contract.
Maintain excellent relationships with owner, architect, consultants, subcontractors and public
Liaise with authorities and regulatory agencies
Establish project reporting procedures
Develop and monitor the project schedule and budget
Establish construction plans and engineering methods
Negotiate issues of subcontracts and major purchase orders
Understand and enforce contractual responsibilities, contract documents and provide dispute resolution
Handle all change orders, including negotiating, processing and assessing cost and schedule impacts
Prepare/verify and monitor progress billings to owner and from subcontractors
Review productivity planning
Provide performance status reports regarding cost forecasts, schedule and safety
Supervise, mentor, coach and train project employees
Ensure project profitability
Engage in all facets of project close-out
A Bachelor's degree in Building Science, Construction Management, or an Engineering discipline is required.
Minimum five (5) years of progressive project responsibility in the construction industry on commercial construction projects in the range of $500K - $10MM
The successful candidate will have exceptional written and verbal communication skills, as well as organizational and interpersonal skills. Computer literate with working knowledge of Microsoft Office software (including Outlook, Word, and Excel) and other construction industry related software for scheduling and document management.
