Assistant Project Manager Summary:
Responsible for assisting the Land Development Department with the development of communities. Assist with scheduling, coordinating and monitoring all aspects of land development from site clearing through completion of finished home sites and ultimate governing agency acceptance and Bond Exoneration. Position will demand initiative, daily interaction with Lennar Staff, City/County Staff, consultants and numerous trade partners, and the ability to make sound decisions in the field. Coordination with project engineers to manage as-built submittals, punch list completions, and final permit closure and acceptance.
Responsibilities
Assist Land Development Department with scheduling and field oversight to achieve the successful development of communities.
Assist with the management of construction schedules and budgets.
Daily coordination between Lennar Staff, City/County Staff, consultants and various trade partners to support Land Development Construction Managers.
Daily communication with the land development team to propose and implement solutions to daily field challenges.
Establish and maintain relationships with contractors, consultants and governing authorities.
Work with trade partners to complete work and minimize construction extras.
Frequent daily travel between job sites to assist with all aspects of site development.
Assist with the supervision and coordination of trade partners, consultants, municipalities and utilities to ensure the proper execution of the work.
Lead and manage Land Development permit closeouts inclusive of coordinating as-built submittals and processing, site walks, punch list implementation and completion, and final acceptance of land development improvements by governing agencies to achieve Bond Exoneration.
Lead and manage common area site walks, punch list implementation and completion, and final turnovers to the associated HOA for each community.
Assist division with managing Best Management Practices as required by associated Storm Water Pollution Prevention Plans (SWPPP).
Exercise initiative and achieve objectives with minimal supervision.
Support division and department goals and objectives.
Perform all other duties as assigned.
Qualifications
Four (4) years of experience in offsite construction related to Land Development required
High school diploma or GED required; college credit related to engineering or construction preferred, but will accept equivalent work experience
Valid driver's license required
Knowledge of current environmental requirements
Ability to make proper decisions in the field, as well as monitor, troubleshoot, and address field issues
Intermediate skills in Microsoft Word, Excel, Adobe Acrobat and Project a plus
Strong written and verbal communication skills

Physical Requirements:
Requires the ability to work in excess of eight (8) hours a day if needed, in outdoor elements, as well as within an office, the ability to operate a motor vehicle, read plans, climb stairs, climb ladders, walk uneven surfaces, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Finger dexterity may be required to operate a computer keyboard & calculator.
