Assistant Maintenance Technician (Property Management)

The Service Representative reports to the Property Manager and works to prepare recently vacated apartments for market readiness and availability to rent to another tenant. The Service Representative also may respond to service work orders, perform painting and pressure washing duties, grounds keeping, and less technical tasks or to assist Maintenance staff in the performance of more technical duties.

Duties and Responsibilities

  • Receives "make ready" assignment; gathers all necessary tools, equipment, and supplies needed to make an apartment unit available to rent.

  • Checks caulking and applies where needed.

  • Evaluates carpet and vinyl; shampoos carpet/vinyl, or replaces carpet/vinyl if needed.

  • Checks air conditioning unit, heating unit, water heater, and all appliances; makes minor repairs if needed; contacts Lead Service Technician for more extensive repairs or replacements.

  • Repairs or replaces baseboards or trim as needed.

  • Polishes and varnishes cabinets and other woodwork as needed.

  • Checks all doors and windows and re-keys all locks.

  • Repairs holes in walls and performs painting duties as needed.

  • Responds to service calls to make less technical repairs or replacements; assists Lead Service Technicians as needed.

  • Pool maintenance and landscape duties as needed, including pressure washing and cleaning.

  • Performs other related duties as assigned to meet the needs of the business.

Required Qualifications

  • High school diploma/GED
  • Six months experience performing work that requires constant physical activity. Ability to read and understand written instructions and complete standard paperwork. Able to work in moderately difficult environments

Preferred Qualifications

  • Prior make ready work at a residential property.

Knowledge, Skills, and Abilities

  • Ability to understand basic instructions and follow a checklist of tasks

  • Skill in using basic hand tools

  • Ability to perform basic work in electrical, plumbing, painting, and carpentry

  • Knowledge of safety procedures

  • Ability to assess detailed repairs and replacements in a vacant apartment to make it available for a new resident

  • Ability to perform physical labor and to lift heavy weights regularly

Job Responsibilities FirstService Residential, the premier property management company in Kansas City, staffs a property services department with a wide range of qualified Technicians to serve our communities and residents. These Technicians possess basic to intermediate maintenance skills, which include light to intermediate plumbing, electrical, carpentry, and general property maintenance. Position requires excellent troubleshooting skills and someone willing to take the lead on projects. The Technician will work closely with a departmental supervisor and must be able to work on a team as well as completing tasks on an individual basis. Duties & Responsibilities * Performs service requests as required. * Assists in ordering supplies for property. * Supports maintenance supervisor on projects as required. * Helps in maintaining shop, equipment rooms and storage areas in a neat, organized and secure condition. * Attends necessary training. * Required to navigate and utilize CRM work management system, or equivalent, in a timely fashion. * Follow proper and thorough documentation procedures on all jobs, i.e. photos, forms and paperwork. * Required to follow procedures for reporting and accounting for receipts and invoices to ensure proper billing. * May require handling an after-hours emergency service phone on a rotating schedule necessitating responding to building emergencies and all associated documentation. * Must possess the ability to communicate proficiently in various forms, including but not limited to phone communication, written, email and other forms of electronic communication. * Must be able to work with Property Managers and communities to develop strong relationships and help guide associations in their maintenance and upkeep needs. Additional Duties & Responsibilities QUALIFICATIONS REQUIRED * Exceptional customer service skills * Must possess a valid driver's license and insurance, and must not have a record of a revoked or suspended licenses as determined upon review of the motor vehicle driving report or record in accordance with applicable law. * Own hand tools. * Truck or equivalent. Education & Experience * High school diploma or equivalency preferred and two years general experience in building trades, repair and maintenance work; or equivalent combination of education and experience. * Computer skills * Knowledge of iPhone and applications Knowledge, Skills & Proficiencies To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
