Overview

Basic Function Assisting in the day-to-day management of the assigned location ensuring that parking operations are handled within contractual guidelines of the specific location, fostering good client relations and promoting a professional image and approach to the business.

Responsibilities

  • Participate in programs to improve client and customer satisfaction.

  • Engage in the development of property level financial and operational goals.

  • Assist in the management of day-to-day activities of the assigned locations including: ensuring appropriate customer interaction, supervising the completion of all evening closing reports, processing bank deposits, scheduling staff, supervising frontline staff (e.g. cashiers, valet attendants, maintenance porters, etc.), preparing month-end reports, auditing daily cashier shift reports, monitoring and checking of time cards, hiring and training of frontline staff, reviewing of damage claims, disbursing petty cash and preparation of the annual budget.

  • Courteously assist Customers by answering any questions they may have.

  • Assist in the maintenance and repair of parking equipment and any general maintenance tasks as directed by the Facility Manager.

  • Report any known accidents, observed or suspected violations of Company policy, safety hazards or any unusual occurrence to the Facility Manager.

  • Assist with cleanup of debris, water, oil spills and etc.

  • Have a thorough knowledge of all areas of the garage, thorough knowledge of the major streets, landmarks and freeways in the area of the garage.

  • Assist Facility Manager with other duties as needed.

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education/Experience Required: High School Graduate. A minimum of six months of parking experience preferred.

Availability to Work: Special shift requirements, if any, will vary depending on a location's hiring needs. If applicable, availability to work 2nd shift, 3rd shift and/or week-ends may be required.

License Requirement: Must possess a valid state-issued driver's license with current address and acceptable driving record.

Oral Communication: Speaks clearly; Listens and gets clarification; Responds well to questions.

Written Communication: Writes clearly and informatively; Able to read and interpret written information.

Customer Service: Have a strong customer orientation and positive attitude. Able to responds to requests for service and assistance in a courteous and professional manner.

VIEW JOBS 3/18/2019 12:00:00 AM 2019-06-16T00:00 Position Summary In collaboration with the Director, Customer Engagement & Distributor Relations, the Facility Maintenance and Facility Vendor Supervisor will be responsible for managing the daily needs of the facility as well as managing all the vendors used for services provided to the facility. The job holder will be responsible for managing to a set budget as well as managing cost reduction opportunities with contractors. The job holder will work in a dynamic daily environment where you'll provide proactive support for the building maintenance to prevent high cost maintenance issues from occurring while ensuring the safe operation of all facility operations. This position will manage day to day interactions with associates as well as contractors and will ensure that any project plan is approved, developed with a budget and is tracked to understand the deliverables, status and timeline. The job holder will play a key role in delivering great experiences for all associates and guests that come to the Joerns Corporate office. The job holder will maximize equipment investment as well as facilitate meeting all safety and regulatory compliance goals. Major Duties & Responsibilities * Inspects buildings and other structures to determine functional systems and detect malfunction and needed repair making notes and recommendations using agreed, documented criteria. * Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools. * Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, replacing drain hoses on washers and similar devices, etc.). * Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.). * Reconfigures, installs, positions, and remounts modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks. * Prepares the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.). * Manage conference room set up needs, move tables, keep warehouse inventory neat and organized. * Manage inventory of all supplies for the building (Kitchen, Bathroom, etc.) * Manage off-site inventory with departments using appropriate allocation of invoices for budgeting. * Manage the maintenance ticket system along with standard cost roll up requests. * Manage all new build set up after approval of budget. * Performs other work-related duties as assigned. * Must be able to work flexible hours. Required Education Associates degree in a related field or equivalent experience Required Skills & Experience * 2+ years of experience in managing facility work and vendor contracts * At least 2 years of experience in facility management and vendor contract negotiation. * Understanding of contract language. * Must be a team-player, possess outstanding customer service skills and be self-motivated. * Excellent oral and written communication skills will be required as this position will involve direct communications with Joerns customers. * This position will require the ability to work under minimal supervision, within a group environment, to address a dynamic range of customer related issues. * The ability to multi-task and manage changing priorities throughout the day will be required. * Great listening skills and the capability to remain calm and helpful when working with Joerns customers and strategic sales partners is essential. * Acts with a sense of urgency, illustrates ambition, and drives for completion of tasks and projects. * Must have the ability to initiate and develop creative solutions. * Possess the ability to manage time and prioritize critical priorities. * Must demonstrate the ability & desire to increase knowledge. * Must have valid driver license Preferred Skills, Experience & Education * Associates degree preferred but will accept 5+ years of work experience in place of.
