Job Description:

As the Assistant Director of Engineering and Maintenance you will collaboratively assume overall responsibility for planning, assessing, implementing and evaluating Engineering and Maintenance Department outcomes on the assigned shift and area. You will assist in providing twenty-four hour, seven-day management of departmental services and in attaining departmental goals and quality outcomes.

Responsibilities Include:

  • Oversees activities of Engineering and Maintenance Department workers. Trains, instructs, and guides work crew. Disciplines workers with regard to work habits and procedures for safety and productivity.

  • Installs and plans wiring for lights, outlets and power for machines, motors, and computers. Responsible for laying computer cables, under, and through crawl spaces connecting various buildings with main computer.

  • Supervises construction projects including moving and erecting walls, doorways, floors and ceilings.

  • Responsible for securing all doors, locks, windows. Replaces and repairs licks, and changes key cylinders for change over to new keys.

  • Maintains all satellite buildings.

  • Responds to fire alarms and evacuates buildings as necessary.

Qualifications

  • High School Diploma or equivalent, required. Knowledge of Engineering principles as normally acquired through completion of two (2) years of college, vocational or technical school.

  • Minimum of five (5) years progressively responsible related work experience to ensure familiarity with the supervision of employees engaged in a wide range of engineering/maintenance activities.

  • Thorough knowledge of all local, state, and federal safety regulations, required.

  • Ability to respond to emergency situations and make appropriate decisions under pressure. Ability to communicate effectively with all levels of hospital personnel.

This is an amazing opportunity for a professional with technical and operational expertise in high-performance buildings to provide leadership to the management and maintenance of a newly constructed 60,000 square foot, state-of-the-art facility opening in August 2019.</p><p><br></p><p><strong>Position Overview:</strong> From day one, the Director of Building Maintenance and Engineering will be responsible for all mechanical, electrical, plumbing and life safety systems throughout the facility to ensure a clean, safe, environmentally healthy atmosphere for students and staff in support of TEP’s mission. The Director of Building Maintenance and Engineering will supervise TEP’s maintenance and custodial team as well as outside service contractors while maintaining a strong focus on customer service and commitment to quality and sustainability.</p><p><br></p><p><strong>Position Responsibilities:</strong></p><ul> <li>Lead all maintenance and repair to ensure efficient operation of all building systems including HVAC, electrical, lighting, plumbing, fire protection and energy management. Develop and maintain a preventive maintenance program for all building and mechanical systems to ensure all equipment and fixtures are functioning optimally.</li> <li>Ensure initial and ongoing adherence to all New York City and State operating certification requirements.</li> <li>Develop and implement an effective system to ensure prompt responses for repair and maintenance requests, including appropriate record keeping for preventative maintenance, fire safety logs, energy conservation and consumption reports.</li> <li>Plan and supervise contract services for facility repairs and maintenance, including building equipment maintenance contracts and all work performed by outside contractors.</li> <li>Operate and manage the Building Management System. Respond to after-hours emergencies and implement emergency protocols as warranted.</li> <li>Assist in identifying and implementing energy saving measures that support TEP’s Sustainability goals.</li> <li>Maintain building’s access control system; diagnose and repair problems with door hardware and electrified locks.</li> <li>Develop and maintain an inventory of tools and equipment necessary for building maintenance.</li> <li>Supervise a team of maintenance and facility staff. Develop training opportunities for staff on topics including workplace safety, fire safety, preventative maintenance, and building systems.</li> <li>Work closely with School Directors and Operations Directors in planning improvements for the facility and ensuring that the facility is maintained to the highest standard and supporting the programmatic needs of the school.</li> </ul><p><strong>Certification Requirements</strong></p><ul> <li>A valid Certificate of Fitness for Standpipe (S-12), Automatic Sprinkler (S-13) and Supervision of Fire Alarm Systems (S-95) issued by the New York City Fire Department</li> <li>Certificate for Hazardous Materials, issued by an OSHA-approved program.</li> <li>A valid Universal Chlorofluorocarbon (CFC) Certificate (EPA 608 Certificate) issued by the United States Environmental Protection Agency.</li> </ul><p><strong>Requirements</strong></p><ul> <li>Minimum of five years of experience in commercial or school building operations; minimum of three years of experience in a supervisory role.</li> <li>Knowledge of NYC Electrical, Plumbing and Fire Protection System Codes, energy conservation, and building construction and management.</li> <li>Knowledge of the repair and maintenance of HVAC, plumbing, electrical and mechanical systems.</li> <li>Ability to read and understand schematic drawings.</li> <li>Excellent interpersonal, verbal and written communication skills.</li> <li>Superior organizational skills and attention to detail.</li> </ul><p><strong>Benefits</strong></p><p><strong>Accountability: </strong>The Equity Project Charter School's Director of Maintenance and Engineering reports directly to TEP’s Director of Facilities.</p><p><br></p><p><strong>Compensation: </strong>TEP’s Director of Building Maintenance and Engineering earns a competitive salary in the range of $100,000 to $115,000 based on the individual’s experience level.
