Description

Responsible for the oversight of the college's Maintenance department, construction projects, and compliance programs. Coordinates new construction projects as well as the maintenance of existing equipment and facilities to include planned and preventive maintenance.

Provides supervisory leadership to contractors, maintenance managers and technicians while performing duties related to the overall renovation, maintenance, and safety of college facilities. This includes any upgrade, replacement, or any hands-on maintenance of mechanical, electrical, plumbing, and building systems within the campuses buildings and grounds. Additionally, is responsible to facilitate the College's sustainability efforts related to its campus operations, energy management, carbon footprint, and sustainable resource allocations.

Examples of Duties

A. Acts in a capacity as the college's representative for approved and assigned repairs and renovation activities; attends design, review, and progress meetings; works with Facility Construction Manager to manage, as required, in-house contract renovation, and new construction efforts; maintains print and information data base for assigned projects; ensures the proper training and commissioning efforts are completed; manages project schedules; and assists in college occupancy and use upon completion. Anticipates and initiates actions regarding departmental operations; monitors independent contractors engaged in major repairs or remodeling of existing facilities by providing specifications and/or input.

B. Manages a particular work area of the college with limited supervision and with responsibility for the outcomes and losses from efforts; plans, confers with and provides direction to other technicians as well as operates, inspects, adjusts, repairs, and maintains all engaged in operation, maintenance and repair of central plant, life safety systems, HVAC equipment and electrical systems of buildings and facilities; ensures safe work practices are followed. Interprets computer generated data and manages the HVAC system(s) through a building automation system.

C. Supervises the maintenance department and personnel.

Coordinates, schedules, trains, and evaluates staff; gives status reports to college stake holders requesting services through work orders. Oversees the maintenance of records, the preparation of reports and the requisitioning of supplies, tools, materials, and equipment; responsible for determining needs/services requested; assists in preparation of bids and quotes. Develops preventive and predictive maintenance standards, policies and procedures; makes adjustments to programs and/or HVAC equipment as required; conducts training for technicians in safe operation, repair and maintenance procedures.

D. Assists with developing a budget related to projects, contracts, manpower, material, and equipment; maintains records for the department or division; gathers information for supervisor decision making; order supplies and capital items as needed. Makes minor and/or preliminary decisions regarding administrative detail using judgment-based knowledge of college policies and procedures; assumes responsibility for the safety, cleanliness, and security of work areas.

E. Assists in the fiscally conscientious procurement of the college's major utility contracts.

F. Works with academic administration for program coordination to involve students and other program participants in cooperative efforts such as internships, student work programs, and practical real world experience initiatives. Maintains a professional presence, acting as a representative of the college to outside stake holders, design professionals, contractors, patrons, colleagues, clients, students, and staff of the college in respect to the projects assigned.

G. Coordinates the College Emergency Response and Recovery Plan in a capacity appropriate to this position. This includes being trained in the National Incident Management System (NIMS) emergency response protocols and fulfilling the assigned roll in the college's plan for Operations Chief.

H. Manages the College's repairs and renovation related to sustainable energy systems, renewable energy management and smart building technologies.

Assists in facilitating the College's efforts to improve its operations related to sustainable buildings, mechanical systems, and energy resource use. Acts as the department representative to ensure sustainability compliance related to such College programs as the Presidents Climate Action Plan, IGEN participation, and the Second Nature commitment. Attends meetings as needed and ensures the submittal of required reports and other documentation as required.

Minimum Qualifications

A. Associate's degree or equivalent required, Bachelor's degree preferred; Universal Refrigerant certifications preferred but not required.

B. Minimum of five years' experience with building mechanical systems and operations required.

C. At least three years' experience in mechanical and building systems related to sustainable building technologies required.

D. A working knowledge of the areas supervised is required, but specialized expertise in each area is not required.

E. Advanced knowledge of computer technology to access, read, and interpret data generated by a micro computerized energy management system is required. Ability to maintain records, generate reports and communicate with individuals from diverse socio-economic backgrounds is required.

F. A valid Illinois driver's license to enable travel within the college/location service areas to various off-site locations is required.

G. Qualified candidate must be functionally literate in reading, writing, and computation skills as well as computer literate or willing to learn.

H. NIMS Level, 100, 200, 700 required or must obtain.
