Position Summary

Reporting to Senior Vice President of Hunt Southwest Community Development, the Assistant Development Project Manager, will work with the Hunt Communities development team to further the daily progress and goals of the land development and master planned community development arm of the Hunt Companies in Central Texas. The Project Manager will manage project controls, land holding activities and support all aspects of land development as directed on assigned projects. Primary responsibilities include maintenance of project status reports, coordination with municipal and county development staff, and management of engineering consultants to ensure timely preparation of project plans. The Project Manager will also assist the Senior Vice President in managing a small team of design, construction management and legal consultants in the development of residential and commercial subdivisions.

Essential Job Functions

  • Support Senior Vice President Coordination of residential and commercial development process including management of planning, surveying, construction management and engineering consultants as well as creating and managing Homeowner Associations.

  • Support Vice President Special Projects and District Financing with municipal utility districts' consultants and boards on matters relating to MUD meetings, bond application reports, and day to day MUD activities. Work with Senior VP to manage municipal utility district reimbursements, attend meetings, and act as liaison between developer and MUD.

  • Develop and maintain a Project Status Report with the tasks and objectives for each project (including target completion/delivery dates and cost budgets for tasks required.

  • Using the Project Status Reports, identify critical paths to accomplish goals and avoid delays.

  • Develop and maintain a system of regular contact with agencies and individuals (engineers, consultants, and municipal staff) involved in each project to ensure steady and regular progress.

  • Support Senior Vice President with due diligence to initiate and process land purchases.

  • Assist Vice President Special Projects and District Financing with managing development agreements and bulk land sale contracts including tracking and collecting construction reimbursement and fees.

  • Become familiar with municipal and county development regulations (e.g. zoning and subdivision regulations).

  • Coordinate with municipal and county staff and elected officials on subdivision development projects including platting, design, and permitting.

  • Participate in project meetings and support directors and company officers in advancing subdivision development and lot construction.

  • Support Vice President Special Projects and District Financing in managing public works projects to ensure timely financing, design, construction, and completion.

  • As directed by Senior Vice President, prepare summaries of housing data research reports by collecting housing market data, tracking lot sales and finished home prices from published reports and market consultants.

  • As directed by Senior Vice President, prepare economic reports updating employment and income trends, job creation and special research on individual housing markets from published sources and economic consultants.

  • Assist Vice

  • President Commercial sales with association support including CCR and DRC reviews, budgeting, landscape contracts, and oversight of legal agreements.
  • As directed, participate in entitlement and diligence matters regarding new land acquisitions in Central Texas.

  • Be familiar with federal land development regulatory issues such as Phase 1 Environmental Assessments, FEMA flood zones and the CLOMR/LOMR process.

  • Participate in different project meetings and support directors and company officers on special projects.

  • Finance on bank relations & loan compliance
  • Perform other duties as assigned.

Education

An undergraduate degree from an accredited college or university with a focus in engineering, business, construction or related discipline is required.

Experience and Qualifications

  • Minimum of two years' project management experience, preferably in land development or business operations.

  • Management experience or have potential to take on management responsibilities with confidence and will bring maturity and dedication to the position.

  • Strong computer skills, proficient in the use of MS office products such as Word, Excel, and PowerPoint, as well as proficiency working with email systems and internet browsers.

  • Strong time management and organizational skills.

  • Excellent communication and presentation skills and present confidently to management and third parties.

  • Strong interpersonal skills and ability to develop and maintain relationships both internally and externally.

  • Capable of developing and maintaining project schedules and timelines.

  • Must have exceptional written and verbal communication skills.

  • Ability to exercise initiative, problem solving and decision-making skills.

  • Ability to establish priorities and coordinate work activities.

Other Skills

Requires a self-motivated, team player who pays close attention to detail and who can prioritize in a fast-moving environment. Must be a self-starter with ability to work independently and within a team environment. Must have the ability to demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
