The physical plant of The New School encompasses approximately 1.3 million square feet of building floor space within various properties in New York City, mostly in the West Greenwich Village area. The University Center, presently under construction, is scheduled for completion in the fall of 2013.

This position works within the Facilities Management Department and reports to the Chief Engineer at TUC. The Assistant Chief Engineer assists the Chief Engineer who is responsible for all Facilities Management operations, including all Academic and Residential operations, during and after the construction of The University Center. This unionized position will oversee and be responsible for IUOE Local 94 and 32BJ Union members.

DAILY DUTIES AND RESPONSIBILITIES

During Construction:

  • Acts as the Chief Engineer in his / her absence and performs all duties of the Chief Engineer Attends all construction and all other meetings as required regarding The University Center. Liaises with all construction trades and trades management on a daily basis.

    Reviews and is familiar with all phases and aspects of the construction of The University Center. Conducts daily inspections of all work being conducted in all locations within The University Center. Reports any discrepancies in the building of and materials used in the building of The University Center.

    Assists in the operations of all Facilities Management systems and associated equipment as they come online including but not limited to standpipe, sprinkler, refrigeration machines, controls systems, water systems, boiler / heating systems, fire alarm system, co-generation system, ice chiller system, trash removal, etc. Assists in the development of daily, weekly, monthly, etc. policies and operations for The University Center.

    Assists in training all newly hired or newly transferred TNS FM employees on The University Center operations, policies and equipment. Obtains the required FDNY certificates for 65 5th Avenue (The University Center) as soon as possible including but not limited to FSD (if applicable), EAP (if applicable), S-12 (Citywide Sprinkler Maintenance), S-13 (Citywide Standpipe Maintenance), G-35 / A-35 (High Pressure Compressor), (Low Pressure Boiler), F-95 (Interior Fire Alarm), F-01 (Fire Guard Citywide for Impairment), F-60 (Fire Guard Torch Use), F-94 (Fire Guard Public Assembly), C-30 (Spray Booth Operations). Ensures all TNS, NYC, NYS, DOB, DEP, EPA, DEC, FDNY, OSHA, etc. policies and laws are followed properly.

During and After Construction:

  • Assists in overseeing the day to day operations of The University Center including but not limited to the operation of the chilled water system, boilers, elevators, emergency generator, water systems, control systems, fire alarm system, stage and all applicable systems, energy management system, trash removal, day and night time cleaners etc. Is responsible for maintaining daily logs on all Facilities Management systems as required.

    Ensures that all TNS policies and procedures are followed properly. Works collaboratively with the Assistant Director of Environmental, Health and Safety to train all trade staff in all safety-related procedures and follows all TNS Sustainability policies and guidelines. Works with the Assistant Director of Personnel to address personnel matters in a timely and professional manner and in accordance with the RAB / Local 194 contract. Other work as assigned by the Assistant Director of Facilities Management.
