JOB SUMMARY

Assists in managing budget, capital expenditures, preventative maintenance and energy conservation. Assists in maintaining the building and grounds with particular attention towards safety, security and asset protection. Assigns, tracks and follows up on status of work assigned to staff and contractors as needed. Helps to increase guest and employee satisfaction through effective communications and training.

CANDIDATE PROFILE

Education and Experience

  • High school diploma or GED; 3 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.

OR

  • 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 1 year experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.

CORE WORK ACTIVIITES

Assisting in Management of Property Operations

  • Assists in effectively planning, scheduling and evaluating preventative maintenance programs.

  • Establishes and maintains open, collaborative relationships with employees.

  • Monitors timeliness and quality of completion of repair work orders.

  • Assists in managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, electrical and life safety systems.

  • Assists in providing regular on-going communication occurs with employees in order to create awareness of business objectives, communicate expectations and recognize performance.

  • Recommends or arranges for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.

  • Selects and order or purchase new equipment, supplies, and furnishings.

  • Assists in supervising the day-to-day operations of Engineering and related departments.

Assisting in Maintaining Property Standards

  • Assists in inspecting and evaluating the physical condition of facilities in order to determine the type of work required.

  • Maintains accurate logs and records as required.

  • Operates generators and fire pumps as necessary.

  • Provides emergency response services 24/7.

  • Repairs equipment (e.g., refrigeration, laundry) as necessary.

  • Ensures all employees have the proper supplies, equipment and uniforms.

Ensuring Exceptional Customer Service

  • Empowers employees to provide excellent customer service.

  • Sets a positive example for guest relations.

Conducting Human Resources Activities

  • Helps train employees in safety procedures.

  • Supports a departmental orientation program for employees to receive the appropriate new hire training to successfully perform their job.

  • Communicates performance expectations in accordance with job descriptions for each position.

  • Ensures disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures (SOPs and LSOPs) and support the Peer Review Process.

  • Assists as needed in the interviewing and hiring of employee team members with the appropriate skills.

  • Participates in the employee performance appraisal process, providing feedback as needed.

  • Uses all available on the job training tools for employees.

  • Solicits employee feedback.

Organizes, directs and controls the daily operations of various facilities maintenance activities and projects. The job requires regular operation of standard office equipment, and hand tools. The job also requires operating tools or equipment with a skill level that is typically acquired through trade or vocational school training. ESSENTIAL FUNCTIONS MANAGEMENT * Supervises mechanics in responding to facilities general maintenance problems in multiple areas such HVAC, plumbing and mechanical systems. Organizes, directs and controls the daily operations of various facilities maintenance activities and projects. * Establishes employee work schedules dealing with multiple and rotating shifts * Establish employee assignments; procures materials; reviews and provides documentation of work progress and results. * Perform employee review and performance management * Coordinates daily work activities and/or projects of subordinates. * Ensure that the mechanics are provided with proper information and materials about assignments to complete work activities in a high quality and timely fashion. * Provide on-call support and emergency response COMPLIANCE AND TRAINING * Works with global organization on Engineering Compliance requirements * Performs field checks and oversight activities * Understanding building logs and documentation practices * Orients, trains and develops employees by establishing standards and objectives for, and evaluates the performance of employees. BUDGETING * Develops material and labor cost estimates for corrective/maintenance work orders, preventative maintenance activities and/or systems and construction projects. * Establishes and maintains budget for facilities maintenance department. CLIENT INTERACTION * Interacts with customer personnel to coordinate work and communicate project purpose, length and potential disruptions and other conditions. EDUCATION AND EXPERIENCE * High school diploma or equivalent. * Two years of trades schooling in electrical system design, refrigeration, and HVAC * Minimum of 5 years of experience in Facility/Plant Engineering Maintenance. CERTIFICATIONS AND LICENSES * NAPE or trade school Certifications, preferred * CFC * Steam Operators License, preferred KNOWLEDGE, SKILLS, AND ABILITIES * Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation * Knowledge of all current facility code requirements and standards * Must be proficient in basic computer application software such as MS Office, Lotus and E-Mail etc. * Good interpersonal skills, ability to communicate well in both oral and written reports PHYSICAL WORK REQUIREMENTS / CONDITIONS * This job requires working in a professional office setting. * May be required to lift up to 20 pounds. * May be working indoors and outdoors in a range of temperatures that may vary from hot to cold. * Bending, lifting, twisting and standing for long hours may be required. * The typical work environment involves potentially high risks with exposure to potentially dangerous situations that require adherence to prescribed safety policies, procedures and precautions.
