The Asset Manager will act as Owner's Representative in relation to the physical and financial status of each property in the assigned portfolio and protect the financial health and long-term viability of the portfolio. Review, approve, and monitor annual property management budgets. Identify and manage property(ies) on the watch list/critical list. Manage construction draws on small scale capital improvement projects for properties in assigned portfolio. Create and update asset business plans focused on identifying and mitigating property related risk. Lead commercial tenant lease negotiations and lease execution as applicable. Manage capital needs assessments and develop capital plans. The portfolio assigned may include properties in Northern and Southern California.

Pay: $100,000-120,000/year DOE

Duties:

  • Prepare an annual asset business plan. Create plan for strategies, financial goals, and physical condition, also a five-year plan for each property in the portfolio.

  • Review and recommend annual budget on behalf of the owner, review and approve the annual operating budget for each property in the portfolio as recommended by the property management company.

  • Plan for capital needs. Annually conduct a site inspection to evaluate physical condition, operations and current market conditions. Based upon the site inspection and third-party capital needs assessments, as applicable, develop a capital needs plan to address required replacements and improvements.

  • Monitor portfolio to ensure achievement of targeted financial results per approved annual asset business plan and budget. Create strategies for properties operating below budget.

Minimum Qualifications:

  • Bachelor's degree in real estate, finance, business, or related field.

  • Minimum of three years of real estate industry experience, preferably affordable housing, or multifamily real estate with exposure to commercial real estate.

Preferred Qualifications:

  • Certified Property Manager (CPM) of Certified Housing Asset Management (CHAM) designation.

Knowledge and Skills:

  • Strong time management and organizational skills with attention to detail, and technical project management.

  • Achieve results for the organization with and through other people utilizing creative and innovative solutions. Work successfully in a collaborative manner, with a complex organization.

  • Read, interpret, and comment on financial statements and legal documents.

  • Advanced proficiency in MS Office suite and property management software i.e. YARDI
