The CBRE Loan Services Asset Manager position is responsible for interaction within our internal organization, borrowers, clients, contractors, attorneys, title companies, architects, brokers, appraisers, and other deal related parties. The position requires the demonstrated ability to independently perform: preparation of formal written presentations analyzing a wide spectrum of issues relating to both loan and property-level requests, delivery of the highest level of customer service to both internal and external clients, prepare detailed financial analysis, modeling and commercial mortgage underwriting duties, abstracting of loan and transactional documents, varying levels of supervision of analysts in the department including - quality control related to written presentations, financial analyses, property inspections, and other items, functions; market / sub-market research and presentation; oversight and training; and, review and amendment as appropriate of written presentations authored by others.


  • Responsible for monitoring the performance of properties and progress under business plans related to a defined portfolio of loans and joint venture equity investments

  • Serve as primary point of contact for clients, borrowers and others related to an assigned portfolio, communicating issues and updates to management were appropriate.

  • Provide excellent customer service and problem resolution for client, borrower, and internal / external customers.

  • Review and interpret loan documents and monitor compliance in accordance with deal documents.

  • Review and understanding of leases for all traditional property types.

  • Review and understanding of franchise agreements for hotels.

  • Review and analyze third party reports.

  • Review materials and prepare recommendations for client review and approval following requests from borrowers.

  • Build and maintain financial models to track capital inflows and outflows related to ground up and major renovation commercial real estate deals with multiple capital partners.

  • Build and maintain financial models related to commercial real estate loans with multiple releases of collateral during the hold period.

  • Monitors borrower completion of special conditions items required by the deal documents.

  • Closely work with respective borrowers to help resolve all issues relating to monitoring the successful resolution of the investment for the client.

  • Demonstrate ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

  • Responsible for drafting, managing, updating, and/or reviewing monthly reports and any specific client requirements.

  • Conduct property inspections coordination with client and/or 3rd party inspector.

  • Review budgets annually and monitor operating statements on a periodic basis, spreading both to industry standards upon receipt and benchmarking to the underwriting projections.

  • Training and support of team members in fulfillment of activities performed on behalf of clients and customers.

  • Other duties and special projects as assigned.


Indirect supervisory role of team members to assist in optimizing the services performed on behalf of clients and customers.

  • Exceptional professional writing and verbal communication skills are essential.

  • Detailed underwriting capabilities and an understanding of commercial and construction real estate asset types.

  • Experience tracking construction projects for capital providers.

  • Ability to work in a fast-paced environment and simultaneously manage and effectively prioritize numerous complex transactions and issues.

  • Detail oriented and dedicated to accuracy.

  • Extensive MS Excel experience building models, both for tracking performance and forecasting cash flows.

  • Excellent organizational skills.

  • Strong problem resolution skills.

  • Demonstrated abilities to independently perform assigned duties.

  • Demonstrated abilities to work well in a team environment.

  • Abilities to provide guidance and direction to team members.

  • Strong computer skills.

  • Previous work experience in commercial real estate with focus on cash flow modeling, construction loan administration, valuation and servicing.


Bachelor's degree from a four-year university; seven or more years of experience with underwriting or asset management of commercial real estate (equity or debt); or equivalent combination of education and experience.


  • Ability to read, analyze and interpret loan documents and industry reports.

  • Ability to prepare clear, concise, complete, and compelling transactional presentations, reports, and business correspondence.

  • Ability to effectively present information to external clients and customers as well as internal management.

  • Ability to communicate directions and guidance to others.


  • Advanced understanding of the principles of real estate and finance, including time value of money principals.

  • Ability to perform financial calculations.


  • Ability to define problems, collect data, establish facts, and draw valid conclusions.

  • Ability to interpret an extensive variety of instructions in written or diagram form and deal with disparate abstract and concrete variables.




Proficient in common Microsoft applications including Excel and Word.

Specific Duties and Responsibilities: The Asset Manager's duties will include, but not be limited to the following: responsibility for implementation of the strategic business plan for a growing portfolio of urban master plan communities - land, multifamily, and urban mixed-use development projects in various stages of its life cycle. Overall duties include creating asset management plans and developing long-term strategies on development and stabilized operating assets. Responsibilities include: * Prepare annual Asset Management Business Plan for each asset. The Plan shall address property operating budget projections for income, expenses, (including capital market plans – refinance, sale options), and shall identify all major issues and opportunities to optimize the value of the asset. * Prepare monthly Asset Management reports - updating and re-forecasting property performance. Reporting constituents will include both internal and external parties. * Interact with operating partners, development manager and in-house construction management team to manage real estate investment process, including monitoring construction draws and change orders and the execution of land acquisition and development plans. * Conduct market reconnaissance and due diligence on prospective real estate deals. * Determine capital strategy and analyze various scenarios to enhance value of real estate assets under management. * Evaluate the performance of the development and operating portfolios relative to target benchmarks and/or Fund's returns. * Prepare analysis and recommendation, as warranted, related to any material change to the Annual Asset plan, included, but not limited to, capital expenditures, leasing, financing, sales or other economic or market issues. * Monitor, measure and analyze asset performance and assess assets against proforma expectations and analyze variances. * Manage Investor and Lender relationships; ensure loan and JV compliance and other operating requirements. * Conduct regular (quarterly) site visits to ensure effective management and monitoring of assets under management. * Prepare project and fund level investment reporting as it relates to specific development asset, including proforma and waterfall distributions. * Prepare investment committee report/presentation as needed to obtain Investment Committee's approval for the asset's capital needs. * Develop thorough knowledge base of key market dynamics and players. Experience/ Qualifications: A. Previous Work Experience 1. Prefer a minimum of five years of work experience (real estate industry is required). B. Education/Training * Bachelor's Degree, MBA, preferred. * Advanced knowledge of investment strategies and client servicing needs. * Ability to present complex data and information to clients. * Effective communication skills both written and oral.
