Boxer Property Management Corp., is seeking an Asset Manager in the Dallas Texas area. The ideal Asset Manager will manage portfolio consisting of commercial assets, which include Class B Industrial (single & multi-tenant), Urban-Core commercial (office / retail), and other Class B Office/Flex assets. Candidate will be assigned a portfolio of approx. 500,000 sq ft, consisting of roughly 100 tenants (ranging from 1,000 200,000 sq. ft in size) and is expected to grow over time. Boxer's Asset Management Group, as a landlord proxy, enable a commercial real estate asset to realize their full cash flow potential. We develop unique operating strategies with each owner that delivers a consistent tenant experience and superior financial returns.

Role Responsibilities:

  • Consistent interaction with high net worth third party owners looking to maximize the value of commercial property.

  • Primary responsibility for financial performance of each property location. This would include identifying, recommending and executing opportunities for improved performance.

  • Initiates and oversees third party account set up and building services implementation within an in-house network.

  • Undertake extensive financial modeling to establish leasing, operations and capital goals for presentation to owner stakeholders.

  • Closely monitors monthly cash flows to ensure periodic strategic goals are met.

  • Work closely with in-house upper management to provide day-to-day oversight of all commercial activities including leasing, property management, capital deployment, accounting, and legal.

  • Collaborate with leasing department to determine strategic space mix for long-term growth and stability.

  • Initiates and manages annual budget and approves expenditures for portfolio of responsibility in order to meet financial goals identified in the business plan

  • Recommend maintenance and capital improvements needs. Participate in capital planning and coordination of capital work.

  • Conduct periodic site visit of each building.

  • Monitor building budgets to assure that spending is per budget. If budget is exceeded, ensure disclosure to client through variance reports at board meeting. Matter is to be documented


Required Knowledge, Experience and Education:

  • BA in Finance, Business Administration, Real Estate or related field (advanced degree preferred).

  • Strong financial analytical skillset including excellent excel skills.

  • 3+ years' experience in the commercial/retail/industrial real estate industry is preferred.

  • Ability to perform at high levels in a fast paced ever-changing work environment

  • Demonstrated strong work ethic and exhibit initiative to work independently

  • Demonstrated high level of organizational skills paying close attention to detail

  • Demonstrates multi-tasking and time management skills

  • Ability to listen, communicate (written and verbal), excellent grammar, spelling and proofreading skills and follow-up effectively with all staffing levels and clients/customers

The Asset Manager's role will be to evaluate and analyze the physical products and operations of a diverse portfolio of multi-family assets to company leaders to allow them to make well educated financial decisions about the future. The primary responsibilities of this position are: 1. On behalf of ownership, evaluate the physical product and operations of a diverse portfolio of apartment communities consisting of luxury, affordable, tax credit, and subsidized communities to maximize long-term value 2. Review and prepare reports for ownership to include financial, physical and operational performance monitoring that clearly identifies problems related to watchlist items, provides actions plans and goals to resolve issues as well as identifies other improvement opportunities 3. Communicate clearly, intelligently and routinely with multiple stakeholders, departments and financial agencies. Ensure all reporting requirements for limited partners, lenders, and others are prepared and submitted as required and on time 4. Assist with the planning and execution of refinancing, restructuring, repositioning, re-syndications, and sales within the portfolio, working closely with the Project Partner, value event team and property management to prepare properties for significant events. 5. Generate strategic business plans for each property. Communicate and collaborate closely with Dominium's property management, accounting, compliance, and housing development teams to ensure ownership goals are understood and met 6. Ensure properties are effectively operated, reporting and compliance requirements are met, and new developments and acquisitions incorporate accumulated knowledge for long-term ownership 7. Act as a resource for other departments regarding partnership agreements, loan documents, tax returns, restrictive covenants and other concerns as necessary 8. Perform audits and quality assurance reviews as needed 9. Inspect and monitor the physical condition of properties, assist in developing multi-year capital improvement plans, and provide ownership with a reserve source and use analysis annually. 10. Review, communicate and approve requests for replacement reserve reimbursement when third party approval is required 11. Assist with new acquisition pre and post-takeover for new assets; monitor adherence to proforma, stakeholder deliverables, and reporting for new construction and transitional portfolio Essential Duties: * Assist and participate in goals planning, execution, and completion associated with the Asset Management Department * Approve Asset Management related invoice/expenses and submit for payment * Assist in preparation of Asset Management Department annual operating budget * Assist Property Management, Corporate Services, and Development departments * Communicating with Partners, Senior VP's, VP's, Regional Managers, and Community Managers * Adhoc projects assigned by the Vice President and Senior Vice President * Monthly meetings with Property Management to ensure properties are well maintained, resident requirements are met, reports are provided to lenders/partners and appropriate services are rendered. Make periodic visits to apartment communities * Evaluate the physical needs of the community and make recommendations * Assess the quality of Property Management auditing compliance to policy desk audit and physical audits * Timely and regular attendance * Other duties as assigned.
