Boxer Property Management Corp., is seeking an Asset Manager in the Dallas Texas area. The ideal Asset Manager will manage portfolio consisting of commercial assets, which include Class B Industrial (single & multi-tenant), Urban-Core commercial (office / retail), and other Class B Office/Flex assets. Candidate will be assigned a portfolio of approx. 500,000 sq ft, consisting of roughly 100 tenants (ranging from 1,000 200,000 sq. ft in size) and is expected to grow over time. Consistent interaction with high net worth third party owners looking to maximize the value of commercial property.
Primary responsibility for financial performance of each property location. This would include identifying, recommending and executing opportunities for improved performance.
Initiates and oversees third party account set up and building services implementation within an in-house network.
Undertake extensive financial modeling to establish leasing, operations and capital goals for presentation to owner stakeholders.
Closely monitors monthly cash flows to ensure periodic strategic goals are met.
Work closely with in-house upper management to provide day-to-day oversight of all commercial activities including leasing, property management, capital deployment, accounting, and legal.
Collaborate with leasing department to determine strategic space mix for long-term growth and stability.
Initiates and manages annual budget and approves expenditures for portfolio of responsibility in order to meet financial goals identified in the business plan
Recommend maintenance and capital improvements needs. Participate in capital planning and coordination of capital work.
Conduct periodic site visit of each building.
Monitor building budgets to assure that spending is per budget. If budget is exceeded, ensure disclosure to client through variance reports at board meeting. Matter is to be documented
Required Knowledge, Experience and Education:
BA in Finance, Business Administration, Real Estate or related field (advanced degree preferred).
Strong financial analytical skillset including excellent excel skills.
3+ years' experience in the commercial/retail/industrial real estate industry is preferred.
Ability to perform at high levels in a fast paced ever-changing work environment
Demonstrated strong work ethic and exhibit initiative to work independently
Demonstrated high level of organizational skills paying close attention to detail
Demonstrates multi-tasking and time management skills
Ability to listen, communicate (written and verbal), excellent grammar, spelling and proofreading skills and follow-up effectively with all staffing levels and clients/customers
