As a Senior Manager in the Asset Management practice, you will be responsible for:

  • Assuming overall responsibility for project execution and guiding clients through complex transformation initiatives

  • Decision-making and determining objectives and approaches to critical assignments

  • Facilitating discussions and workshops with senior level clients to review the evaluation of processes, recommended improvement opportunities and proposed roadmap

  • Managing large teams and/or work efforts (if in an individual contributor role) at a client or within Accenture

  • Interacting with senior management levels at a client and/or within Accenture, which involves negotiating or influencing on significant matters

  • Supporting and initiating business development initiatives, including developing client proposals and building strong relationships with Accenture clients

  • Supporting the development of the practice by driving initiatives around market research, Accenture Points-of-View, capability development, thought capital, knowledge management, etc.

NYCEDC's Asset Management Revenue (AMR) Division manages the overall strategy for conventional and non-traditional assets across all five boroughs of New York City including commercial real estate properties as well as transportation, critical infrastructure, and energy assets. The Asset Management Revenue division pursues a double-bottom line strategy, targeting not just economic returns but also multiple social metrics including but not limited to job creation and growing equitable neighborhoods. The overall assets are divided into multiple portfolios, each managed by a VP or SVP, with a Portfolio Surveillance group that monitors and enforces standards and practices across the portfolio. The division-wide portfolio encompasses all property types including those that are standard in the real estate industry (Retail, Mixed-Use/Commercial, Industrial, etc.) with individual Portfolio Managers also managing assets particular to public sector and public/private partnerships (Transportation assets including Ferry, Cruise, Freight/Rail, and Aviation, Retail and Market assets, Cultural, Industrial and Commercial assets). In fiscal year 2018, the department actively managed over 220 properties and over 64 million square feet at a 94% occupancy rate, generating more than $240 million in revenue. Essex Street Market has been a cornerstone for the Lower East Side since 1939. The Market is more than just a place to buy something to eat; it's a community hub infused with the energy of the vendors, the devotion of the employees, and the loyalty of the neighbors. The goal for the public retail markets is to achieve the City's double bottom-line goals by creating a world class destination for both local and global visitors, preserving each market's authentic cultural heritage and allowing them to thrive in place (anti-gentrification); and providing access to affordable, healthy and diverse food options. Your Role: Essex Market is one of New York City's most historic food retail institutions. The New Essex Market Director will oversee the move across the street in spring 2019, where the market will more than triple in size, add 12 new vendors and 2 restaurants, operate a new demonstration and teaching kitchen, and have public seating and event space. Reporting to the Assistant Vice President of the Public Markets portfolio of EDC's Asset Management Division, the position is responsible for the oversight and management of the Essex. Responsibilities include attracting and developing new business and community-based programs, fostering community relationships, curating on-site cultural and promotional activities, management of maintenance staff, liaising with marketing staff and community partners, interfacing and managing relationships with existing and potential vendors and restaurants. This position will report to two separate locations: the majority of the time, including some nights and weekends, at NYCEDC's offices at Essex Market in the Lower East Side, Manhattan, and several visits per week to NYCEDC's headquarters in downtown Manhattan. Responsibilities: This position will be responsible for all aspects of management, tenanting and cultural programming associated with the City's Essex Market including: Market and Tenant Management * Provide on-site communication between Market tenants and NYCEDC and ensure compliance with Market rules, regulations and permits/leases. * Enforce Market rules and work to resolve disputes as needed * Lead the recruitment of potential tenants, licensees, permittees, operators and/or concessionaires, which may include the development of Requests for Expressions of Interest (RFEIs) or Requests for Proposals (RFPs) * Interface with tenants, licensees, permittees, operators and/or concessionaires on all aspects of their agreements with the City and/or NYCEDC, including rental payments, arrears, insurance, tenant improvements, inspections, defaults, billing disputes, etc. * Work with onsite operations management to coordinate repairs, maintenance, improvements, and tenant compliance Programming and Community Relations * Identify marketing opportunities and generate ideas for events and programming at market. * Facilitate the implementation of events and programming at market * Work in concert with our local community partner to generate a monthly market programming schedule and effectively plan, set-up and implement events in the demonstration kitchen, mezzanine space and the general market area * Conduct outreach to create and grow connections between Essex Market and the surrounding neighborhoods, including but not limited to, developing cultural event programming and the curation of vacant spaces within the market * Participate in local community and economic development meetings and panels regarding retail at Essex Market Financial and Legal Due Diligence * Insure that all legally and NYCEDC-required documents are submitted for review and approval. * Manage the procurement process for offering access to space, including working with the legal, contracting, and marketing departments and arranging tenant/vendor interviews * Ensure all financial, legal, and contractual documents associated with the demonstration kitchen are tracked and maintained * Ensure all financial, legal, and contractual documents associated with local community partners are tracked and maintained * Prepare quarterly revenue and expense budgets for assigned assets * Manage annual forecasting process for assigned assets Qualifications: * Undergraduate degree or equivalent in urban planning, business, real estate, property management, facilities management, or a related field * 3-5 years' experience in food retail management, commercial real estate, community programming/community development, and/or economic development * Excellent verbal and written communication skills required, including the ability to present to a wide variety of audiences * Possess strong leadership skills to effectively facilitate resolution on critical market issues * Dedication to customer service, client coverage and community involvement * Highest degree of independent judgment, ability to identify and respond to work and circumstances as required without oversight and the ability to generate and implement new ideas. * Strong sense of urgency and responsibility to achieve deadlines and goals. Enterprising and resourceful, results oriented.
