Asset Management Analyst

Location: Washington D.C. NorthMarq Capital Finance

NorthMarq Capital Finance is seeking a Asset Management Analyst who will assist the Asset Management departments in all departmental responsibilities to include financial analysis, physical asset inspections, risk management and watch loan oversight, collateral monitoring, and many types of customer requests received by the borrower or management team responsible for the property.

ESSENTIAL ACCOUNTABILITIES:

  • Assist the Chief Asset Manager and all Asset Managers in department with the following functions:

  • Internal and external reporting.

  • Review new borrower welcome letter, loan amortization schedule and first billing statement received from servicing vendor for accuracy. Correct any inconsistencies and forward, via email to borrower including instructions on how to obtain future billing statements on-line and assist in completion of ACH payment request.

  • Conduct audit of the new loan set up on FICS (NorthMarq's Asset Servicing Application) and compare to loan documents for accuracy and completeness.Provide findings to cashiering vendor to make corrections where appropriate.

  • Complete Fannie Mae forms and authorization for new custodial accounts.

  • Analysis of quarterly operating statements for each asset in portfolio to determine cash flows, net operating income, debt service coverage, and financial trending.

  • Physical on-site property inspections; this includes interviewing on-site management along with walking units, common areas, and the exterior of the property to determine quality.

  • Submit property specific analyzed financial data along with property inspection forms to Fannie Mae in a timely manner.

  • Monitor and administer all collateral accounts to include Replacement Reserves, Repairs, Achievement Escrows, or other types. This includes analyzing invoices, payment receipts, and pictures in order to determine the validity of draw requests and authorization of the disbursement is approved. Ensure associated deadlines per the Agreements are met including any letter or credit expiration.

  • Monitor properties that have insurance casualty losses to include notification to Fannie Mae and obtaining all necessary documentation to place funds in escrow and process draw requests as required.

  • Use FICS (NorthMarq's Asset Servicing Application) to manage details of each account and be able to provide borrower with up to date information on their loan as day to day requests are needed.

  • Work with Fannie Mae, NorthMarq Capital Finance legal counsel, and borrowers in creating or extending deal specific agreements; these agreements include but are not limited to Amendments to and Replacements of Completion/Repair and Earn-out Agreements.

  • Work with NorthMarq contacts regarding issues such as loan payment, new account set-up, taxes, and insurance regarding properties in portfolio.

  • Monitor loans with higher risk profile through Risk Ratings and Watch Loan processes including internal Risk Rating and Watch Loan processes, submission of Action Plans to Fannie Mae and participating in Fannie Mae run conference calls to discuss NorthMarq Capital Finance Watch Loans.

  • Process requests related to transfers, assumptions, management changes, partial releases of security, and condemnation actions.

  • Monitor and ensure all loan conditions are properly tracked and being complied with through new loan set up activities and appropriate follow up ticklers and correspondence.

  • Process requests for Pay-offs, Loan Payment History, and Audit Confirmations

QUALIFICATIONS:

Education:

Bachelor's Degree, preferably in the finance, real estate or Business area.

Work Experience:

One to three years' work experience. New grad's welcome to apply. .

Demonstrated Technical Competencies:

Strong skills in all Microsoft Suite applications (Outlook, Excel, and Word, etc)

Position Responsibilities: Marketing/Loan Sourcing: * Research FNMA product line for internal discussions. * Update NorthMarq production map and reconcile year end production reports. * Inform Northmarq Producer of FNMA guide changes to standard underwriting parameters. * Update Guaranty and Servicing spreads in FNMA Grid Structuring and Securing Loans: * Responsible for negotiating, monitoring, reporting and distributing pricing indications provided by the Fannie Mae trading desk. * Communicate with NorthMarq producers and/or clients to structure transaction and determine competitive financing solutions. * Facilitate pre-screening for ARM's, Variable Rate Bonds Credit Enhancements, Tax-Exempt Bonds, Structured Swap and LIHTC transactions. * Contact producers and analysts with in company to highlight additional data needed to finalize preliminary analysis. * Update pricing in screening workbooks to determine proceeds at time of loan quote or application and provide pricing indications to Capital Finance staff and NMC producers. * Correspond with the screening group and Production Managers to evaluate and identify quality DUS transactions, generate term sheets, issue applications and manage client expectations. * Manage responsiveness to due diligence requests during pre-screening, screening, underwriting and closing. * Highlight deal points with underwriting to draft and issue loan commitments. Process Management/Transaction and Client Advocacy: * Prepare and distribute submission packages to initiate the screening process for each transaction. * Advise the screening manager when applications are ready for internal signatures. * Review loan commitments and draft trade authorization. * Scan executed loan applications, commitments, trade authorizations and deal correspondence into perspective and active loan files. * Review loan documents (i.e. application, commitment) for markups/changes. Have a senior employee countersign the document. Email the countersigned copy to the borrower. * Deliver application checks to closing and schedule internal and external kick off calls. * Instruct NorthMarq producers to order title and survey as an executed application comes in. * Initiate rate lock protocols at time of Early Rate Lock: confirm deposit and executed commitment, verify executed trade authorization and update indication with the trading desk. * Verify trades and issue internal email confirmations. * Draft and execute rate lock confirmation when a loan is rate locked. Upon completion, email the final version to the NorthMarq/borrower. * Proactively obtain status reports on all deals in the prospective pipeline. * Assist Production Managers in educating borrowers and NorthMarq Producers of the FNMA loan process from screening to closing. * Coordinate with closing to return application deposit and 3rd party reports when a deal dies in Underwriting. * Update Capital Finance team on the pipeline call when Production Managers are out. * Coordinate with production, underwriting and closing to update, PDF and distribute the weekly pipeline report. * Assist the production managers with developing and administering various systematic approaches to maximize efficiency and productivity. * Email pipeline report to Fannie Mae weekly for weekly FNMA call. * Assist in training of new production analysts.
