The Role

The world's largest provider of workplace solutions has an opening for an Area Manager (AM)

The AM is responsible for growing the overall profit performance (EBIT) across a number of Regus centres, whilst maintaining and improving customer service (NPS).

The AM will hire and manage worldclass teams within their cluster centres to help deliver these objectives.

The AM will also be the primary person responsible for new sales with a prospective customers and will present the best range of options to suit that customer's needs. Converting sales for their cluster.

Primary Objectives

  • Profit (EBIT) and Customer service (NPS) improvement

  • Hiring and motivating great talent measured by employee net promoter score ( ENPS)

  • Deliver brilliant tours as per the Regus Required Standards hitting revenue targets

Key responsibilities

  • Touring customers to show the range of options available to suit their needs and closing the sale where possible

  • Managing a group (cluster) of business centres to include:

  • Manage by visiting centres (Visit Customers, Ensure centres look great, Ensure inventory is maximized)

  • Managing cluster performance: EBIT, NPS, ENPS

  • Business review planning of the centres monthly

  • Danaging Community Managers (SCSRs) in each centre, including training and recruitment

  • Dealing with escalated customer requests/issues

  • Hold Networking events

The candidates should have the below experience or background in order to be considered for the role:

  • Experienced at managing teams

  • Previous experience of managing P&Ls

  • 3 years previous experience selling products or service solutions through direct sales within a business-to-business sales environment.

  • Experienced at presenting to groups of prospects.

  • Experience of delivering excellent customer service in multiple locations through leadership and implementation of company standards

  • Professional and clear communication skills coupled with the ability to network at a high level and build strong business relationships.

  • Comfortable making decisions, evaluating options and considering consequences.

  • Strong organisational skills, including the ability to prioritise, multi-task, delegate and work effectively with minimal supervision.

  • Proven objection handling, prospecting and negotiation skills.

  • Commercial/ results driven

Our vision: We work for a future when all people live in sustainable, opportunity-rich communities Responsibilities: * Direct the Property staff in all phases of property operations, the ongoing leasing and administrative functions of the property, and assist the site staff with resident relations by providing supportive services to the residents * Identify resident areas of concern, develop, and implement plans to address those areas * Supervision of nearly 1,000 units at 12 properties in a tristate portfolio, including Ohio, Kentucky, and Indiana * Overseeing the financial, operational, resident relations, and budgetary aspects of each site * A minimum of quarterly inspections of developments determined by Vice President * Financial reporting and budget performance including determining the quality of maintenance, status of rent collections, readiness of vacant units for occupancy, and promptness of deposits * Supervise, train, and evaluate the site staff * Perform Section 42 and bond financing (if applicable) and audit reviews to insure compliance. * Oversee the lease-up, resident selection and occupancy requirements of new or redeveloped properties * Meet and correspond with local, state, and federal representatives, residents, and vendors as required * Attend inspections conducted by owners and/or agencies. Qualifications: * Bachelor's degree preferred or experience in supervising multiple properties * Customer service experience in the property management or hospitality industry * Ability to deal effectively with residents, employees, and financial management * Knowledge of government-assisted housing programs/HUD regulations and Project Based Section 8 and Public Housing preferred * Must be deadline focused, organized, and have the ability to multi-task * Ability to network with local community contacts and communicate effectively * Yardi accounting system experience preferred Note: Internal and external candidates are personally responsible for all expenses; e.g., airline, mileage, moving, etc. when transferring or relocating between properties or states.
