Job Title: Architectural Design and Permit Manager
Location: Memphis, TN - Hybrid
Summary: AutoZone's Architectural Design and Permit Manager plays a crucial role in delivering successful store openings. With a focus on Hub Stores, preliminary site layouts, and remodel base plans, this position ensures that projects align with the Strategic Plan. The Architectural Design and Permit Manager collaborates with various stakeholders, maintains project schedules, and upholds AutoZone's standards and integrity throughout the process.
Responsibilities:
Due Diligence Review:
Collaborate with the Regional Pre-Construction Manager to assess Due Diligence reports (e.g., Surveys, Geotechnical Reports, Environmental Reports).
Identify potential site or building constructability issues and environmental concerns.
Work with Due Diligence Manager, Geotechnical Engineer, and Environmental Engineer to incorporate best practices into construction drawings.
Consultant Management:
Oversee Real Estate Developers' consultants to ensure compliance with AutoZone standards.
Monitor permitting responsibilities as defined by AutoZone contracts.
Site Planning and Approvals:
Coordinate with the Merchandising team to align fixture layouts with approved site plans.
Obtain municipal and governing agency approvals (attend meetings as necessary).
Ensure code compliance.
Engineering and Drawings:
Review engineering/expeditor proposals from consultants.
Write purchase orders for approved services.
Manage production of architectural and consulting engineers' drawings (Structural, Civil, Electrical, Mechanical) to maintain AutoZone standards.
Steel Joist Approval:
Facilitate delivery of steel joist manufacturer shop drawings to the structural engineer of record.
Ensure approval by relevant approving municipalities.
Consultant Coordination:
Monitor consultants' forecasted delivery dates.
Coordinate with dry utility companies to align electrical, telephone, and natural gas services with design intent.
Assist Construction with utility-related field revisions.
Design Exchange and Budget Review:
Ensure permitted and engineered construction drawings and bid documents are provided to the Construction department before construction begins.
Review final budget numbers during preconstruction.
General Contractor Support:
Coordinate supplemental documents needed for permitting agencies (e.g., Special Inspection forms, Insurance requirements, Licensing, bonds).
Qualifications:
A Bachelor's degree (BA, BS) or equivalent in Architecture, Construction, Engineering, Commercial Development
Five to seven years of relevant experience.
Project Management, Real Estate Development, Architectural Design Experience
CAD, Excel, Word, AutoCad
Strong communication (written and verbal) skills, project management experience
