Zinger Property Group is currently recruiting for a qualified and skilled Property Manager in Columbus, OH!

Responsibilities include:

  • Primary management of daily functions for an assigned community
  • Manage the collection of rent and rent collection activities including issuing collection notices and court appearances if necessary
  • Responsible for proper income accounting and deposits at the bank
  • Manage and optimize leasing and applicant approval
  • Implement marketing and leasing initiatives that ensure maximum occupancy
  • Optimize the tenant relations and resident retention activities of the community
  • Maintain minimal delinquent rent through personal contact and follow up
  • Assist the Assistant Regional Manager in the following
    • Recruitment, supervision, training, development, motivation and if necessary the termination of staff
    • Motivate employees in a positive environment
    • Coordinate with maintenance staff daily to ensure timely completion of work orders, apartment turns, and maintaining and improving overall property condition
    • Budget control, purchase orders, work orders, contract bids and management of capital improvement projects as well as normal operating budgets
  • Physically walk and inspect community on a daily basis
  • Identify and correct any areas that could pose a liability to the company, including but not limited to the condition of the property and conduct of employees
  • Any other duties as assigned by the Regional Manager

Requirements

  • Interpersonal savvy with strong communication and presentation skills
    • Must be able to effectively work with a wide variety of personalities in interacting with customers, vendors and supervisors in a courteous and professional manner
  • Must work in a manner that is safe for both the maintenance personnel as well as others.
  • Be on call and available to abate emergencies on a 24x7 basis
  • Proven work experience as property manager
  • Fully understanding property management and its financial aspects
  • In depth knowledge of all rules and regulations surrounding property management
  • Competency in MS Office and relevant databases and software
  • Customer focus and bottom line orientation
  • Well organized with excellent time management skills
  • Minimum High School Education or GED
  • Must have at least 1 year experience in property management, hotel management or equivalent experience

The Property Manager is responsible for the day-to-day operations of their assigned residential property portfolio of approximately 1000 single-family homes. Essential to the Property Manager position is managing tenants, from finding the tenants and dealing with complaints to initiating evictions, handling move outs and ensuring the property is tenant ready. Responsibilities - * Collects rents in assigned portfolio with a goal of minimizing evictions and reducing delinquency * Acts as a liaison between tenants and the maintenance coordinators to resolve escalated and emergency maintenance issues * Delivers timely and applicable responses to tenant inquiries * Maximizes retention rate through lease renewals while increasing rental rates from year to year * Conducts move-out reconciliation; checks for damages; determines what portion of the security deposit will be returned to the tenant in accordance with state laws * Drives the profitability of the portfolio assigned through rental growth, lease renewal and expense mitigation of both repair and maintenance and turn costs * Handles evictions when a tenant does not pay rent or otherwise breaches the terms of a lease; ensures all properties are within HOA compliance Required Skills Requirements – * Bachelor's degree in Real Estate, Finance, Business Management or a related field required. * Minimum of three (3) years of directly related experience in an operational or related role required. * It is preferred if the experience is the following areas/industries: * Property Operations * Real Estate * Property Management * Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) required * State Real Estate License required * Valid driver's license required * Experience with property management software a plus * Excellent verbal and written communication, planning, budgeting and organizing skills * Strong relationship management, negotiation, conflict resolution and problem-solving skills * Must be able to adapt and flex to a changing environment * May be required to work evenings and/or weekends * Will be required to travel on company business * Will be required to drive personal vehicle on company business * Will be required to physically tour and evaluate vacant and/or occupied homes Work where you feel right at home – If you are a versatile professional who values culture, a concerted environment and the potential for exponential growth, we want to work with you!
