Position Objective

  • APAC Real Estate Manager is accountable for all real estate strategy / transaction, lease / purchase / disposal / renewal projects across APAC

  • Ensure operationally upstream and downstream is process compliance and in accordance with L'Oreal Governance, Policy and Procedures

  • Develop a strong strategy for location and building strategy

  • Maintain good relationship with landlords

  • Strong knowledge and connectivity to the real estate market in order to drive the best real estate strategy

Roles and Responsibility

  • Assist APAC Real Estate Director managing all real estate strategy / transaction, lease / purchase / disposal / renewal project across APAC Zone.

  • Develop and maintain the working relationship with country/entity stakeholders, project teams and other internal stakeholder (Purchasing, Finance, HR etc.)

  • Manage and guide service providers on all projects and ensure consistency of governance and delivery standards

  • Develop the financial analysis and prepare business case for approval

  • Ensure lessons learned and success factors are both captured and integrated back to transaction process and develop continuous improvement

  • Assist the Lease Administration and data quality (if needed)

  • Assist/Lead the Workplace Strategy (if needed)

Skillsets/Experience

  • Degree in real estate or relevant

  • Minimum 8-10 years' experience in similar role with APAC experience. Ideally at least 2 year experience independently running and successfully delivering complex and multi-location projects across the APAC Zone.

  • Strong industry market knowledge and experience across APAC

  • Good understanding of financials and ability to demonstrate business plan

  • Flexible, resilience and strong communication skills in multi-culture environment

  • Experience in workplace strategy and/or project fit-out/construction is a strong plus

  • Language in speaking French is a plus

VIEW JOBS 1/6/2020 12:00:00 AM 2020-04-05T00:00 Job Description Proposed Work scope: M&A and Post-Deal Integration: * Work with corporate tax team in US/European on transactions and restructuring * Assist in due diligence for Corporate's mergers & acquisitions * Team with legal, business, and finance functions to identify tax planning opportunities, risks, and other tax related support during corporate restructuring and mergers and acquisitions activities * Coordinate and advice on local asia's mergers& including supervise, review, or perform research, analysis and implementation of potential tax planning opportunities * Analyse transactions to assess the most tax efficient means of achieving target structures, as well as identifying any potential tax planning opportunities., prepare/review memos, presentation materials, or formal written advice * Coordinate with internal and external stakeholders for post-deal integration in asia region * Perform tax analysis and evaluation on key business decisions * Provide direct tax advice on supply chain, import/export activities and cross border transactions * Liaise with external tax advisors on critical tax projects Tax Controversy and Regional Project Support: * Manage tax audits/controversies and self-assessment as request by tax bureau * Research and analysis of tax treaties, tax regulations and various tax issues as required regarding regional projects * Assess on the local PE risks and income tax provision risk * Perform tax health check based on BEPS actions in region * Coordinate with Treasury team on treasury projects from local tax perspectives (loans, cash pooling, dividend, others) * Coordinate and assist with SSC's statutory and tax compliance teams to ensure them to launch most tax compliance SOPs and provide guidance to their tax compliance workings * Keep abreast of the changes in tax laws and regulations Required Experience: Strong business acumen, result oriented mindset together with strong tax technical knowledge are critical in working in the commercial environment. The candidates should possess the following experiences and skills: * 7+ years or above tax experience with a Big 4 accounting firm and US MNCs or 4-5 years experiences with only firm experience can also be considered (if no asia tax exposure, China tax exposure can also be considered) * Practical and hands-on regional tax experience with strong China tax experience * Degree in accounting or finance and a professional designation * US GAAP knowledge is a plus. * Fluency in English and Mandarin * Strong interpersonal skill with the ability to persuade/influence peers and superiors outside of one's department/office * Strong analytical skills and proficiency in the use of Microsoft Office software and external tax research engines * Requires high level of enthusiasm, self-motivation, and the capability to effectively operate with minimal direct supervision and drive teams toward organizational objectives in a complex, diverse and challenging environment * Initiative to pursue endeavors not specifically identified by Supervisor Stanley Black And Decker Shanghai AL
