What this job involves:

The Retail Research Analyst position contributes to best-in-class research that differentiates JLL and builds and maintains a competitive advantage in the Southwest marketplace through market expertise, analysis and insight.

The analyst's primary responsibilities will be to track and analyze all aspects of the regional commercial retail real estate market and leverage that knowledge and expertise in the development of research products, client deliverables and business development packages. This position will work closely with professionals throughout the Southwest JLL offices, as well as colleagues throughout the Americas Research group.

Overall objectives:

  • Canvas the regional retail market, collecting proprietary information on retail spaces, availabilities, tenants, ownerships, etc.

  • Create customized research deliverables at the submarket and neighborhood levels.

  • Develop, enhance and leverage a deep knowledge of the regional economy, demographics and commercial retail real estate markets.

  • Proactively deliver regular and timely insights on market activity and economic trends to key stakeholders.

  • Develop and share best practice standards with internal colleagues.

  • Develop strong relationships with internal and external clients and facilitate the use of research as a differentiator.

  • Work with business leaders to position research to consistently contribute to business development efforts.

  • Understand internal resources and enhance proprietary technology infrastructure.

Specific responsibilities:

  • Track, maintain and disseminate detailed data for critical retail market indicators, including

  • Leasing activity and comparables

  • Building and land sales activity and comparables

  • Development pipelines

  • Active tenants in the market, tenant lease expiration pipeline, tenant diversification and demand studies

  • Large blocks of space analysis

  • Ownership analysis

  • Through the information tracked above, help lead a quarterly market statistics and report process at the submarket level, including data collection, verification, analysis and report and collateral creation.

  • Contribute proactively and effectively to all pitches, presentations and prospecting efforts.

  • Respond to all internal and external client requests for data and insight.

  • Develop thought leadership pieces on key trends, issues affecting the market, economy, region and industries.

  • Analyze and report on the local and regional economy with respect to employment statistics, major corporate activity, industry trends and demographics.

  • Attend all relevant sales team meetings and actively contribute local or national research insights.

TYPE OF RECRUITMENT Open Competitive Job Opportunity DEFINITION: Assists in planning and conducting research projects involving experimental designs, field studies and surveys in the behavioral or social science. CLASSIFICATION STANDARDS: Positions allocable to this class are distinguished by their responsibility for assisting in the conduct of research projects and the preparation of reports and recommendations, and for performing the more routine research assignments under supervision. Essential Job Functions Assists in planning, designing, conducting, and interpreting research projects. Collects, processes and analyzes data for approved studies including the use of such techniques as multiple and partial correlation, multiple regression and simple analysis of variance. Prepares reports and recommendations based on research findings and communicates them orally, in writing, or through graphic representations and statistical summaries. Consults with departmental staff to explain procedures for conducting research projects and to obtain information necessary to carry out projects. Assists project supervisor on a team project and supervises trainees assigned to assist with the project or may independently carry out assignments under minimal supervision. Prepares recommendations and submits them for review with interpretations of analytical data in appropriate format. Supervises clerical personnel in connection with specific research projects, as needed. Requirements SELECTION REQUIREMENTS: Option I: A Master's degree or higher from an accredited college or university in a field of the behavioral or social sciences* and one year's paid full time post master's research experience. Option II: A Bachelor's degree from an accredited college or university in a field of the behavioral or social sciences* and three (3) years' paid full time post bachelors' research experience. DESIRABLE QUALIFICATIONS: The experience must be paid full time post qualifying degree research experience. * Research experience using Geographic Information System (GIS) mapping software to perform thematic mapping and spatial analyses with spatial analyst (e.g., density) and/or spatial statistics tools (e.g., analyzing patterns, mapping clusters). * Research experience working with Statistical Analysis Software (SAS) package, Microsoft ACCESS, and Microsoft Excel to import/export, manage large data sets (data cleaning, data mining, data matching/merging), and analyze data (e.g., descriptive statistics). * Research experience conducting exhaustive literature searches using multiple methods including online journal databases (e.g., PubMed), Federal/Local government websites (e.g., CDC, SAMHSA)) and other internet sources (e.g., google, google scholar), and producing summary reports using Microsoft Word and/or Microsoft Power Point. * Research experience working with qualitative and quantitative methods, trend data, and cross-sectional data. * Master's Degree or higher from an accredited college or university in a field of the behavioral or social sciences.* SPECIAL REQUIREMENT INFORMATION: * Qualifying education in the field of behavioral or social sciences includes the following major disciplines: Anthropology, Cognitive Science, Economics, History, Management Science, Organization Studies, Organizational Behavior, Psychology, Public Administration, Public Health, Social Psychology, and Sociology.
