The Analyst of Related California is responsible for creating, implementing, and sustaining the operating plan for affordable housing. Throughout the development phase, the Analyst works closely with development, construction, and operations teams to create preopening and operating budgets for investor and lender reporting. During the operational phase, the Analyst is responsible for the financial performance of the asset, including expense recoveries, leasing strategies, capital projects, and contract management.

Key Responsibilities


  • Creating analysis of detailed budget variances, income, expenses, capital expenditures, leasing costs, and NOI and

  • Acquisition of skills and consistent use of all technology tools implemented by Related

  • Develop Monthly/Quarterly/Yearly financial reporting for all P&Ls


  • Consistently communicate and assess needs of all Senior Leadership and Owners

  • Ability to own and execute cross functional projects

  • Collaborate with all Related California teams such as Accounting, Compliance, Engineering, HR, and all subsequent P&Ls to maximize efficiency for all current projects as well as projects in the pipeline

  • Develop strategies, project plans, and set expectations for key Related California projects in collaboration with leadership

  • Coordinate with external stakeholders to develop operational protocols and procedures

  • Involvement in contract negotiation and review of legal documentation for joint venture and management agreements, purchase and sale contracts, and ownership structures


Key Skill Set

  • Strong quantitative, financial analysis and modeling, MS Excel skills are required.

  • Exceptional time management and prioritizing skills are also required to succeed in a fast paced environment, managing multiple projects with significant responsibilities and competing priorities.

  • Coping skills, attention to detail, along with a strong desire to grow and succeed are critical.

  • Excellent communication and interpersonal skills at all levels are critical to success at Related.

  • Must be able to work well in groups but also independently to manage and own tasks.

  • Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines.

Education and Professional Qualifications

  • Bachelor's degree in Real Estate, Management, Finance or Business Administration or related field or comparable proven experience

  • Minimum 2 years of relevant real estate experience

  • Strong financial acumen; must understand the components driving P&L

  • High level presentation, written and verbal communication skills

  • Experience creating and managing budgets and reporting to investors

  • Ability to multi- task and prioritize tasks to ensure corporate goals and time frames are met

  • Proven improvement of process and operating results

  • Exceptional customer-service skills; demonstrated ability to maintain strong working relations with both internal and external clients

  • Demonstrated ability to manage multiple and complex operational matters on a daily basis

This role will support the JLL Tenant Representation/Occupier Advisory. JLL Tenant Representation/Occupier Advisory is focused on helping clients identify and align real estate requirements with strategic financial and operational objectives. Using a broad range of tools and resources, the group supports their clients in making informed, critical decisions that minimize risk, retain flexibility and reduce costs. Assignments will include all property types and range from single assets to large portfolios. The Transaction Analytics platform is an internal group dedicated to the management, advancement, best practices, and standardization of all JLL financial analysts and their corresponding analytical output. Responsibilities * Ability to perform complex financial analyses, including cash flow projections with complex financing structures and sensitivity analyses * The ability to provide sophisticated financial analysis which models a client's current and future occupancy costs by providing cash flow projections and pricing of various leasehold interests across multiple property types. those metrics would include the following: * Pre-tax cash flows * After-tax cash flows * Net present value analyses * US GAAP/Profit and Loss Impact * Ability to read, review, and abstract leases and property due diligence reports such as rent rolls, operating statements, and expense reconciliations. * Identify critical property level financial issues and recommend areas for value-add opportunities. * Assist with preparation of client deliverables and presentations which influence and provide impact for the client. * Direct communication with Tenant Representation professionals to clarify inconsistencies found in underwriting process and address other property specific issues. Qualifications * Bachelor's Degree in Finance or Real Estate with excellent academic credentials * Financial analysis and market research experience is preferred * Strong analytical skills, financial/math skills and a keen sense of numbers.
