POSITION: Analyst, Property Compliance

COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $55,000 - $70,000 plus bonus potential. Eligible to participate in the company benefits plan. This is a unique opportunity for a diligent multifamily property operator or compliance professional to transition to a centralized compliance role, supporting the growth of Cardinal's management portfolio. The Analyst, Property Compliance will execute consistently and efficiently on a variety of tasks and workflows required to ensure real estate operations (including but not limited to leasing activities, management SOPs, inspections, and regulatory reporting) are consistently conducted in compliance with all applicable regulatory and contractual requirements. As a part of the Legal & Compliance team, all team members also contribute to developing and maintaining legal and compliance frameworks to ensure consistency and improve and maintain quality at scale across the company.

RESPONSIBILITIES (Including but not limited to):

  • Duties and Responsibilities: The Analyst will work with our teams, technology and tools to complete administrative and executory tasks and workflows to ensure each property we manage is brought into compliance upon transition and remains in compliance with applicable requirements. An ideal candidate will be familiar with all of following types of property compliance requirements:

  • Cardinal works with designated brokers to ensure the leasing activities at our communities complies with all real estate commission rules in a particular state. The Analyst will work with our brokers, operations teams and shared services teams to drive compliance with requirements affecting bank accounts, marketing, and team licensing, for example.

  • The Analyst will work with the legal team to understand market-specific legal requirements affecting leasing provisions and processes and administer lease updates and changes, ensuring lease compliance at transition and during ongoing operations. The ideal Analyst will be able to understand and accommodate the unique aspects of leases for various types of multifamily properties, including student, conventional, affordable/workforce, military, etc.

  • The Analyst will work with our transitions and operations teams to drive compliance with onsite contracting requirements, including maintaining effective key contracts, COI collection, vendor compliance, and enforcement of related SOPs.

  • The Analyst will administer processes to ensure each property is properly licensed according to local requirements regarding amenities and the conduct of business, as well as ensuring that any applicable statutory reporting requirements are met.

  • The Analyst may assist in executing on SOPs supporting our management of income restricted units. This would be a support function only and no special affordable experience is required.

  • Skill Set: A successful candidate will demonstrate strength in the following skills sets in executing the property compliance function:

  • An ideal analyst will be committed to executing tasks in accordance with SOPs consistently and efficiently. The strongest analyst will demonstrate an ability to recommend thoughtful improvements to existing processes.

  • A strong analyst will have a natural attention to detail and will be able to administer a workflow thoroughly with a mind to second- and third- order effects.

  • The Analyst should have a strong drive towards personal accountability and be able to drive accountability in others through development of productive and respectful relationships.

  • The Analyst will be doing a job that is unique among their peers, so it is important that the Analyst approaches collaboration with an educator-mindset. The most successful Analyst will be able to explain the "why" behind the compliance SOPs and requirements to team members that may not understand their impact or importance.

  • The Analyst will be required to track activities and report on productivity and results to promote accountability among our property operators. An orientation towards capturing relevant and timely data and an instinct for how to use that data to measure results and motivate teams will be essential to success in this role.

QUALIFICATIONS

  • Bachelor's degree in related field, and/or significant additional work experience in the required area(s) of expertise.

  • 2+ years' experience in similar or related roles with special emphasis on multifamily real estate compliance

  • A strong working knowledge of Microsoft Word, Excel and Google Suite.

  • Must be able to anticipate problems and issues and exercise independent judgment to make sound, justifiable compliance decisions and take action in solving problems while knowing when and to whom to escalate issues.

  • Dedication to thorough, detail-oriented and ethical work, with a willingness to seek help and ask questions when needed

  • Organizational, time-management and prioritization capabilities; able to leverage team and tools to manage high-volume workload efficiently, on time and with minimal errors

  • Intellectual humility, self-awareness, and accountability with the ability to work collaboratively, respectfully, and openly as part of a team

  • Ability to learn quickly and maintain stamina and good humor under pressure

  • Understand the Cardinal values and be able to demonstrate how you embody them in your approach to bringing compliance perspectives to the company

  • Puts the client first and dedicates time to relationship development. Seen by internal and external colleagues as a reliable, credible, and highly valuable resource.

  • Significant PC knowledge of Excel and Word applications, as well as Google Suite, is critical for this role, as well as ability to learn and adapt to new technologies.
