  • Support asset managers and associates in the monthly analysis of property- and portfolio-level performance, including calculation and tracking of operational and financial metrics

  • Track operator/tenant reporting and update internal financial performance and property information records

  • Communicate with internal and external stakeholders to satisfy reporting requirements and respond to ad hoc data requests

  • Conduct asset management surveillance and prepare summary packages for internal distribution; liaise with tenants/operators and third parties to obtain required documentation (operating licenses, insurance certificates, etc.)

  • Assist in the analysis of reinvestment and acquisition opportunities and the preparation of Investment Committee memoranda

  • Analyze and evaluate annual operating and capital budgets submitted by operators and support asset managers in budget revision and approval process

  • Review tenant/operator funding and reimbursement requests, prepare funding request packages for senior management review, and track internal approvals

  • Lead quarterly asset management reporting activities, including aggregation and validation of reported financial data, calculation of key metrics, and development of performance commentary in conjunction with asset managers; oversee completion of internal and external reporting packages

  • Update internal property information records

  • Develop, validate, and track assumptions used for internal forecasting purposes

  • Liaise with accounting team to update corporate forecast model


  • 2-4 years of experience in real estate, healthcare, and/or investment management

  • Bachelor's degree in finance, accounting, economics, real estate or related with a strong academic track record

  • Must possess superb analytical, quantitative, problem-solving, and written and verbal communication skills

  • Independent thinker, high level of initiative and strong work ethic. Ability to work well with little direction or as part of a collaborative team

  • Strong grasp of financial principles and concepts (IRR, NPV, cap rate, return on cost, etc.)

  • Strong attention to detail with the ability to multi-task and prioritize

  • Financial Modeling skills and proficiency with the Microsoft Office suite, particularly Excel

  • Flexible with a positive attitude and willingness to work additional hours and weekends to complete projects when necessary

POSITION SUMMARY As a member of the Finance Business Partner group for Information Technology (FBP iT), the Senior Financial Analyst-Reporting & Analysis will provide support to the Sr Manager and team in the operations reporting and "what if" business analyses across the iT Run organization. He/she will support a team which will focus on implementing key finance and regional reporting processes, utilizing and enhancing reporting systems and tools, and ensuring consistency and best practices in business analysis and operations reporting across the iT organization. The Senior Financial Analyst will also provide proactive support to ensure the reporting and business analysis needs of iT are met through effective partnerships across multiple stakeholders including continent and corporate leadership and discipline teams and external stakeholders. She/he must be adept at tapping diverse sources of information, identifying profitable opportunities, anticipating challenges, devising and executing breakthrough strategies/approaches to deliver against the current and future business priorities, and engaging and partnering with key business leaders and owners, thereby strengthening Marriott's competitive advantage through excellence in financial management. EXPECTED CONTRIBUTIONS * Develop operations and management reporting and conducts "what if" business analysis support to FBP iT staff, iT leaders, Finance Business Partners, HQ and Continent discipline leaders and other key stakeholders for iT projects, programs and initiatives and will lead the development of Key Performance Indicators (KPIs) across iT to monitor business performance to provide indicators of business changes and/or risks. * Develop/utilize special financial models for establishing goals and proactively identifying financial opportunities. Prepare special operations analysis and reports to track financial results, trends, key metrics, and provide comparative analysis, and track critical areas affected by changes in the economy, etc. * Provides financial data, data trends and market information to help FBP iT accurately assess performance, identify risks and deliver quality solutions to critical business issues. * Assist with the development of business cases and/or develop fully documented, accurate cost and funding models for proposed projects. * Provides key metrics to analyze performance and provide actionable information to iT leaders. * Participates on intra and cross-discipline project teams providing a strategic finance perspective to the work and helping the project team achieve their objectives. * Preparation of reporting packages and critiques for iT Delivery Run Organization * Partner with AHS, Global Finance groups, and other stakeholders, as appropriate, to provide operations reporting and business analysis information to FBP iT team and iT organization. Ensure service delivery metrics are met and operational challenges are resolved timely. * Contribute knowledge of the business environment within iT and/or obtain necessary information to support the completeness and accuracy of financial information and explain trends and/or variations in budget vs. results. * Ensure knowledge and understanding of funding and cost allocation methodologies for iT programs, services and initiatives. * Using standard and customized reports, KPIs and other data, assist in the development of actionable recommendations to appropriately address identified business challenges and opportunities. * Establish and nurture relationships with iT staff to ensure information flow is timely and appropriate to effect attention to business challenges and opportunities. * Build, direct and/or support financial processes and analytic capabilities to ensure sound business and financial decisions are made and financial objectives are met or exceeded. CANDIDATE PROFILE * Minimum 3 years' financial management experience in a global organization with increasing management responsibility including complex data analysis and financial modeling * Able to work on multiple projects simultaneously; ability to translate business needs into operational financial management priorities. * Able to consistently make decisions in a timely manner sometimes with incomplete information and under tight deadlines and pressure.
