This position is responsible for processing monthly lease payments and annual lease-related settlements for all Spencer's and Spirit store locations, ensuring that such payments are in accordance with negotiated lease terms. The position is also responsible for maintaining our third party portfolio Lease Administration Software program.

This position audits and processes all landlord invoice payments, prepares and processes percentage rent filings and payments, and prepares and remits lease required monthly sales reports. Additionally, all month-end General Ledger accounting functions, including journal entries, explanation of month-to-month variances and balance sheet account reconciliations are part of the responsibilities.

Essential Duties and Responsibilities:

Audit and process all monthly rent invoices as well as annual lease year end settlements and miscellaneous increases, ensuring lease compliance.

  • Prepare and process monthly rent batches using lease administration system, ensuring all payments are in accordance to lease terms. Audit and process all miscellaneous landlord invoices, ensuring lease compliance.

  • Prepare and process percentage rent filings and payments required by the lease. Manage breakpoints and percent rent data in lease administration system.

  • Manage payments and reconcile adjustments for all new leases and lease amendments.

  • Manage and insure the integrity of uploaded sales data and process monthly electronic sales reports to landlords.

  • Reconcile and process Spirit daily rent batches.

  • Insure proper account coding of all Spirit refund checks, including security deposits, cancelled deals and any other miscellaneous receipts.

  • Prepare lease related monthly journal entries and account reconciliations.

  • Review variances monthly. Collaborate with Real Estate and FP&A teams on variances and lease questions.

  • Serve as main contact for landlords on finance related lease questions.

  • Other lease accounting related duties may be assigned.

Education and/or Experience:

  • Business related bachelor's degree and/or retail lease accounting experience preferred.

  • Working knowledge of lease accounting standard (ASC 842) preferred

  • Experience with multi-site lease accounting software packages

  • Proficiency in Microsoft Office products (Excel & Word), integrated GL & AP applications (PeopleSoft preferred)

Other Skills and Abilities:

  • Proficiency in Microsoft Office products (Excel & Word), PeopleSoft GL & AP

  • Self-motivated with the ability to work effectively independently or in a team environment

  • Detail oriented with focus on accuracy

  • Ability to work under tight deadlines through the monthly closing process

  • Strong verbal and written communication skills coupled with the ability to interact with all levels of management and staff

  • Willingness to work additional hours as needed to support lease responsibilities, particularly during Spirit season
