Primary Responsibilities

  • Financial analysis of multifamily opportunities, including existing, value add, and ground-up developments using proprietary WDIS underwriting model

  • Actively assist in the research, writing, and proofing of W&D Investment Sales marketing offering memorandums (OMs) and Broker Opinion of Values (BOVs) Research and maintain databases which track Investment Sales activity, construction pipeline, and other relevant real estate metrics

  • Develop and maintain market knowledge through regular reading of industry trade journals, economic forecasts, and news-related periodicals

  • Assist in the creation and editing of "state of the market" presentations given at national conferences and in private client meetings

  • Conduct transaction coordination and due diligence coordination for the Investment Sales team

  • Maintain files to ensure all mandatory disclosures are completed and sent to the appropriate parties for review and approval

  • Contact interested parties to remind them of missing documents

  • Provide a consistent, quality-controlled system to ensure the smooth and efficient management of all relevant steps necessary to close a deal

  • Monitor and assess the progress of sales so that important deadlines are met and contingencies are released

  • Provide preliminary audits of files for management review

  • Other responsibilities and duties as assigned

Education and Experience

  • Bachelor's degree (Finance and/or Real Estate concentration preferred)
  • Minimum 1-2 years of experience in Finance, Real Estate or related field

Knowledge, Skills & Abilities

  • Client relationship management skills

  • Excellent attention to detail and organizational skills

  • Ability to accurately and productively handle multiple tasks during time sensitive situations

  • Ability and willingness to work extended hours or weekends to meet deadlines when appropriate

  • Excellent financial modeling skills including thorough knowledge of Excel

  • Proficiency in MS Outlook, Excel, PowerPoint, Adobe Acrobat and Word, and ability to learn Salesforce and other company software as needed

  • Advanced written and oral communication skills

Job Type and Schedule Independent Contractor | Set your own hours Job Responsibilities * Engage and assist investors looking to buy or sell Investment grade properties and/or portfolios. * Leverage Renters Warehouse MarketPlace tools to identify market specific trends and high yield properties for asset diversification. * Perform asset analysis and due diligence reporting for investors in need of real time market data. * Face to face and phone sales of our high quality tenant placement and monthly property management system and services. * Perform rental property price analysis for new clients using Renters Warehouse resources and software. * Schedule prospective tenant property visits and showings. * Customer service related to the property owner and tenants needs prior to and leading up to tenancy; including processing background information, lease documents, collecting deposit and first-month's rent, and property inspection. Qualifications & Compensation Qualifications * Must possess Real Estate License in the state in which you sell. * High School Diploma required. * Highly communicative, motivated, self starting, and driven. * Skilled in both face to face and phone sales. * Must have smart phone with use of full data and text. * Proficient with online business solutions such as Word, Excel, Powerpoint and Customer Relationship Manager (CRM) software. (Salesforce experience is ideal) Compensation 100% Commission based. Investment Advisors earn between $50,000-$250,000. How you earn commission: * Every time you get a lease signed and collect money from the tenant. * When you list and sell investment properties. * Commission varies depending upon incentives you have reached. * It is possible to earn up to 75% of the tenant placement fee - which is generally 1 to 2 months rent. * Agents are also compensated for selling monthly property management services.
