Essential Duties

Manages and oversees staff and is responsible for the ABM day to day operations on site. Manages the work within the appropriate budget requirements.

Works closely with the customer. Duties included but are not limited to the following:

Direct and supervise scheduling of work load adjustment with the Assistant Account Manager, Supervisors, Leads, and Cleaning Staff.

Maintain daily and weekly labor management control.

Report to Senior District Manager any issues or problems with operations, ABM personnel or customer.

Provide an environment that will allow subordinates to grow and develop skills for future advancement.

Adhere to Branch, Corporate, Division, Region, and Customer policies.

Provide support and leadership in special projects/initiatives as directed by the Branch Manager.

Oversee staff in working methods and procedures.

Notify customer of faulty fixtures or building conditions.

Provide customer with outstanding customer service on all levels.

Look for TAG opportunities and sell additional ABM services.

Make sure proper and adequate staffing levels are maintained.

Perform other duties as assigned or applicable.

Maintain working relationship with labor union.

Carry out disciplinary actions as needed.

Perform Safety inspections.

Inventory Consumable goods.

Adhere to union contract.

Minimum Requirements

High School graduate or equivalent/GED.

Previous cleaning experience is desired.

Excellent communication skills.

Training in the cleaning industry or building management field is preferred.
5 plus years supervisory experience managing large projects is required.

Must be able to read, write and speak English. Spanish literacy skills desired.

Must be able to write basic business documents in English.

Strong computer skills required (Microsoft Word/Excel).

VIEW JOBS 8/1/2019 12:00:00 AM 2019-10-30T00:00 The basic purpose of position: Perform the essential inspection and repair functions necessary to prepare railcars for transportation. Associates designated as a "Senior Mechanic or Senior Repairman" have mastered the skills required of a "Junior Mechanic or Junior Repairman" and are able to perform essentially error-free work without direct supervision. Expectation: We expect all associates to be committed to a high standard of safety, be willing and able to comply with all safety policies/rules and willing to report safety violations and potential safety violations to appropriate supervisory personnel. Individuals performing this function must not pose a direct threat or significant risk of substantial harm to the safety or health of himself/herself or others. Job Performance without equipment damage is essential to meeting our customers' safety, quality and production requirements. Responsibilities: * Inspect railcar for serviceability along with damage/fatigue; * Identify repairs that can be performed by Road & Rail Services; * Notify management of unserviceable railcars that can not be repaired by Road & Rail Services; * Perform authorized repairs to customer and AAR specifications; * Lubricate railcars and stencil lubrication date on the railcar; * Accurately record, either electronically or in writing, all repairs; * Assist, as required, in the "prepping" of railcars, this may include the use of backpack blowers, push brooms, vacuums, and various scraping devices remove all debris and other non-hazardous contaminants from inside the railcar; * Assist, as required, in repairing defective vehicle securement devices; * Inspect and assist in opening and closing railcar doors; * Determine if railcar or vehicle securement devices need lubrication, if lubrication is required, assist in the lubrication of hinge decks, end doors, ratchet, chain or steel chock vehicle securement devices; * Qualified associate may be required to perform and document customer preventive maintenance inspections/repairs, Code of Federal Regulations (CFR) 215 Freight Car Safety Standards and/or CFR 232 Brake Systems Safety Standards for Freight Cars; * Operate various types of mechanical equipment – including small farm type tractors, all terrain vehicles, pick-up trucks, and panel vans; * Maintain accountability and maintenance for all assigned equipment; * Perform housekeeping duties as required by site management; NOTE: nothing in this job description restricts management's right to assign or reassign duties and responsibilities to this job at any time. Experience Requirements: * Stick Welding Skills, Licenses, Certification, and/or Special Training: * Must maintain a valid state driver's license if required to operate company equipment; * Must be able to qualify for D15.1 American Welding Society (AWS) certification; Physical, Mental & Sensory Requirements: * Ability to constantly work in an outdoor environment, exposed to all weather elements, including extreme hot and cold temperatures, dust and noisy conditions; * Must meet OSHA respirator use requirements; * Ability to frequently tolerate fuel and exhaust vapors up to OSHA prescribed levels; * Ability to frequently operate gasoline powered air blower using a constant lateral sweeping motion with your arms; * Ability to occasionally lift and carry up to 35 lbs on your back climbing railcar ladders; * Ability to occasionally climb, using various types of ladders, to heights in excess of 16 feet; * Ability to occasionally lift above shoulder height a weight of up to 50 pounds; * Ability to occasionally carry up to 60 pounds; * Ability to occasionally work in areas with limited lighting; * Ability to constantly wear company prescribed welding safety equipment; * Ability to constantly use bending, squatting, twisting, and walking motions throughout the entire work shift; * Ability to constantly stand for periods of time greater than 2 hours; * Ability to occasionally work in area with less that 24 inches of vertical clearance; * Must be able to hear work or safety instructions verbally communicated in a normal speaking voice; * Must possess normal depth perception and have a normal peripheral vision in both eyes; * Must be able to work independently; * Must be able to properly wear all required Personal Protective Equipment; Additional requirement for associates working on Multi-Level Railcars: * Ability to frequently open railcar end doors using pulling back force of 90 lbs and pushing force of 68 lbs; * Possess the equilibrium and ability to frequently cross 3-4 foot open spans at heights up to 16 feet Conditions of Employment: Employment is conditional, based on a medical examination which includes a drug screen, and an examination to verify candidates can safely perform the essential functions of the job.
