The Role:

Guardian Service Industries, Inc. is looking for a full-time Account Executive to work out of our NYC office. The Account Executive will be responsible for selling cleaning, pest control, lighting, window cleaning, engineering, etc services to new and existing clients. The candidate must be someone who is eager to help manage our current accounts in effective yet creative new ways, as well as bring in new business.


  • Sell cleaning and maintenance services to new and existing tenants. Manage tenant complaints and follow-up on services. Bid for additional revenue.

  • Answer all incoming calls, coordinate jobs and follow-up with tenants.

  • Walk potential jobs, create proposals, coordinate with operations, execute contracts and monitor to make sure job is completed.

  • Manage collections for all buildings and tenants under portfolio.

  • Bid out supplies for tenants.

  • Field tenant complaints.

  • Walk tenant floors to ensure our lease and additional work is being completed.

  • Establish and maintain strong relationship with tenants and building property managers.

  • Monitor leasing report for incoming tenants.

  • Work with property management to gain additional revenue.

  • Plan tenant and building lunches, dinners and events.

  • Ability to effectively listen and respond to our customers needs, sell to tenants and coordinate services tenants and operations.

  • Able to anticipate problems, assess problems, know what to handle and what to refer.

  • Monitor and follow-up on tenant contract cancellations, reductions, etc.

  • Provide and submit paperwork to ensure billing is on target for tenant reductions and cancellation.

  • Contact operations, purchasing department, etc to ensure services have been cancelled.

  • Manage arrears database, call on past due clients, provide billing statements, follow up until account is cleared.

  • Market services.

  • Reviewing financials and P&Ls for building portfolio.

  • Responsible for creating and maintaining profitability of buildings.

  • Quarterly review the building financials and P&Ls to ensure profitability.


  • At least 2 years of experience working in industry preferred

  • Must be proficient in Microsoft Office (Excel, Powerpoint, and Word)

  • Highly organized, detail oriented

  • Excellent record keeping and file maintenance

  • Effectively coordinates multiple tasks

  • Highly flexible, able to prioritize and re-prioritize as new assignments occur

  • Manages time effectively

  • Able to research and access resources

  • Works cooperatively with other team members

  • Maintains a positive attitude in the work environment

  • Maintains consistently positive phone/in person greeting and manner

  • Responsive to tenants, able to answer questions or refer to appropriate resource

  • Effectively handles difficult tenant calls and complaints

  • Takes the initiative and seeks new work challenges

This information will be verified in a Motor Vehicle Report.
