Organizational Relationship: * Reports to the Community Manager. Function: * Ensure the efficient operation of the community under the direction of the Community Manager. * Serve as the individual responsible for the community in the absence of the Community Manager. * Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to apartments. Duties and Responsibilities: * Works closely with the Community Manager in learning all aspects of management including administrative and financial duties. * Accounting responsibilities including bookkeeping, reporting, posting rent, collections, leasing and resident services. * Inspects community common areas, apartment units and grounds on a regular basis. * Offers recommendations to management regarding improvements to the overall operation of the community. * Maintain positive resident relations by responding to residents in a professional manner. * Assist the overall team effort through effective leadership. * Assumes and understands the supervisory responsibilities and management of the community in the absence of the Community Manager. * Inputs daily resident information in relation to walk-in traffic, move-ins, move-outs, apartment condition, etc. * Assists the Community Manager in ensuring that all leases and addenda are completed accurately in regards to addresses, names, rates, etc. * Maintains all current and previous resident files. * Supports the overall marketing efforts and offers input and suggestions in regards to promotions, advertisements, rate increases, etc. * Assists in various leasing activities as required. * Maintains up to date knowledge of market and competitive properties. * Assists the Community Manager with renewals of existing residents. * Collects all rent payments from both current and previous residents. * Make daily community deposits in regards to rent collections and any other miscellaneous income. * Assists in the processing, monitoring and recording of invoices into various administrative log books. * Distributes non-payment notices to all delinquent residents and completes follow up activity in regards to non-payments of rent or eviction proceedings. * Maintains a general working knowledge of state laws in regards to the collection of delinquent accounts. * Follow all policies and procedures defined by LRC. * Perform all other duties as assigned. Skills, Aptitude, and Experience: * High school diploma or GED, equivalent required. I. POSITION SUMMARY With limited supervision, the Manager is responsible for the daily operations of the front & back-of-the-house functions in a restaurant, including appearance, presentation, customer experience and professional leadership and direction to FOH employees, bartenders, waitstaff, bussers and host. II. POSITION DETAILS * Assist with staffing level and determining which staff are assigned to each shift * Manages all employees to maintain high employment quality standards consistent with the Bass Pro Shops brand including, but not limited to, hiring, development, counseling, promotion, discipline and termination as appropriate. * Enforce safety and sanitary practices and maintenance for front-of-the-house. Ensure compliance with operational standards, company policies, federal/state/local laws, and ordinances; all health inspections meet required state standards. * The operational basics and standards are adhered to with total commitment and passion through providing direction and guidance to employees. * Actively participates as a member of the management team. * Assists in the hiring and training and development of front-of-the-house employees. * Responds to guest comments and seeking opportunity to build customer count while educating and empowering other associates to act in similar capacity * Sets excellent customer service and work examples. * Demonstrate knowledge of entire menu and preparation. * Maintain current and accurate collateral in areas in front-of-the-house * Engage in community and market related opportunities at the restaurant. . III. MINIMUM REQUIREMENTS * At least two (2) years of previous external management experience or management training positions working all facets of front-of-the-house restaurant operations or has a four (4) year degree in a relevant field (e.g., Hotel/Restaurant Management) or six (6) months management experience in Bass Pro Shops in FOH operation. * Must be able and willing to work a flexible schedule including days, nights, weekends and holidays. * Legal authorization to work in the United States * Minimum age 21 years. IV. PREFERRED REQUIREMENTS * Experience in serving and managing beer, wine and liquor * Awareness of state and local liquor laws * Some college level coursework * Computer skills
